Ty Masarn | Bathrooms progressing well

Tiling is well underway across the bathrooms at Ty Masarn.
Large-format grey porcelain to the lower walls and floor, with gloss vertical stack-bond tiles above, taken up to the ceiling line and around the rooflight reveal.
Laser lines set out for level, and niches and service penetrations formed ahead of sanitaryware.

Thanks to H Herbert Bathrooms & Plumbing for the first fix and sanitary prep & tiling and to AP Tilestone.

Next up: sanitaryware and final fix.

The farmhouse is moving into its finishing stages. 🏡

Plastering is now underway upstairs, and the rooms are starting to show their true character. The sloping ceilings follow the original roofline, the new sash windows frame views across the yard.

This is the stage where months of structural work give way to calm, clean surfaces, and where the craftsmanship really starts to show. Next come joinery, decoration and the details that make a house a home.

More to follow as the finish takes shape.

Liquid gold. 🪣

Screed day at the farmhouse — cement-based liquid screed poured over the underfloor heating and pulled level in one go. Laid in hours, dry in 14 days, and it wraps the pipework properly so the heating performs the way it was designed to.
Dead flat, self-levelling, and ready for floor finishes far quicker than the alternatives.

Laid by @floscreed, supplied by @flowmix. Two solid outfits and a proper finish to show for it.

Another one moving forward. 🏡
