We've been in 2,800 square foot homes that felt smaller than a well-designed 1,900 square foot home, and it comes down entirely to the floor plan.

Rooms that don't connect. Hallways that take up space without adding anything. Living areas that are technically big enough but feel awkward because the flow doesn't work. Buyers feel it the second they walk in, even when they can't name what's off. And it follows them through the whole showing.

If a home feels tight on the tour, it's going to feel tight when you live there. Know someone house hunting? Send this their way. 👏

The design trend making its way into East Bay homes right now is Neo Deco, and buyers are responding to it.

Think rich jewel tones, brass hardware, velvet and bouclé textures, geometric patterns, veined marble. It's the kind of aesthetic that photographs beautifully and makes a home feel considered rather than generic.

If you're staging or updating before listing, this is worth paying attention to. 🏡

Drop your favorite design era in the comments. 👇

Here's the thing about @telluscoffee... nobody who lives in Walnut Creek or Danville needs us to tell them about it. They already know!!

But if you're new to the area, just moved here, or somehow haven't found your coffee spot yet, this is the one. They roast their own beans on-site, zero emissions, and they've been voted best coffee in the East Bay every single year since 2022. Diablo Magazine eventually just put them in the Hall of Fame and called it a day.

Both locations (Walnut Creek and Danville) are worth the stop. Pick whichever one is closer and go before your next weekend errand run. You'll thank yourself. ☕

Scary how many sellers think neutral means beige. It doesn't. 🎃

Warm whites, soft greiges, tones that work with your light; that's what moves homes in Danville, Walnut Creek, and the East Bay this time of year.

Save this before you pick up a paint brush. 📌

We're not going through anything. We promise.

But if you ever find yourself at a crossroads with your current brokerage (or know an agent who is) we'd love to be part of that conversation.

No pressure. Just putting it out there. ☕

What's the one thing you'd change about your current brokerage if you could? Drop it below. 👇

There are no stupid questions when you're making one of the biggest financial decisions of your life.

We'd rather answer the same question five times than have a client close on something they didn't fully understand. Ask about the neighborhood. Ask about the inspection report. Ask what happens if financing falls through. Ask everything.

That's what we're here for. 🏡

Tag a first-time buyer who needs to hear this. 👇

October is prep season in Danville and Walnut Creek.

Swap the dated hardware. Replace the builder faucet. Fix the grout. Update the vanity lighting. Buyers notice these things before they realize they're noticing them.

Share this with a seller who's been putting it off. 🤝

This Livermore backyard did most of the talking. 🏡

Pool, spa, cul-de-sac quiet, five bedrooms, and close enough to downtown that you're not giving anything up for the space. The kind of home that makes you stop scrolling.

Huge congratulations to our agent, Catharina Johansson Ritts, on closing this one back in September, and to our sellers on a great sale.

Pool or spa first... which would you use more? Drop it in the comments. 👇

Three East Bay pumpkin patches worth actually going to this month.👇

Shadelands Ranch in Walnut Creek for a full day out; bumper boats, petting zoo, the works. G&M Farms in Livermore if you want the corn maze experience, including a haunted version after dark. Moore Pumpkin Patch on the Danville side of San Ramon if you just want something close to home.

Check their websites for hours and dates before you go. And bring a jacket, it gets cold once the sun drops!

Tag someone you're taking this weekend. 🎃

Buyers who wait for perfect end up waiting a long time.

We've worked with enough buyers in Livermore to know that the ones who close happy aren't the ones who found everything on their list... they're the ones who figured out which things on the list actually mattered and which ones they'd added because they sounded good in theory.

Solid layout. Street you feel good about. Room to grow. Natural light. Those are the things that hold up five years in. The granite countertops and the double oven? You stop noticing those within a month.

Know a buyer who's been searching too long? Send this their way. 👇

Listing in October? Go ahead and decorate... just know where the line is!

A few pumpkins on the porch, some subtle fall touches, maybe a wreath. That's seasonal charm. The six-foot animatronic skeleton in the entryway that jumps when someone walks in? That's a showing problem.

Buyers need to picture themselves living there. Make it easy for them. 🎃

Royal Ridge, San Ramon. 0.35 acres on a cul-de-sac with valley views, a renovated pool and spa, and a chef's kitchen that means business. 🏡

Miele appliances, built-in coffee system, dual Bosch refrigerators, a 165-bottle wine fridge, Victoria + Albert soaking tub in the primary suite. This is the kind of renovation that takes years to do right... and they did it right.

What would you make first in that kitchen? Drop it below. 👇
