The math isn't mathing..... by @ryanpgillis

This morning, I attended the Master Builders Association’s Housing Solutions Breakfast, where industry leaders and dozens of elected officials came together to discuss the challenges facing housing in our region.

We talked about where we are today, what’s holding us back, and what needs to change to make housing more attainable.

From my perspective, working directly in residential land acquisition and development, the challenges are clear: rising development costs, lengthy permitting timelines, regulatory complexity, and the growing difficulty of making new housing projects financially feasible.

We can talk about the need for more housing all day, but if the economics don't work, the housing doesn't get built.

It was encouraging to see so many elected officials in the room listening and engaging in these conversations. Meaningful progress starts with understanding what it actually takes to bring housing from concept to completion.

Appreciate the Master Builders Association for bringing everyone together and continuing to push this important conversation forward.

A couple of weeks ago the family and I went up to the top of Snoqualmie Pass to ride bikes through the old train tunnel on the Iron Horse trail. We've never done that before, its fun still exploring new places with the kids and creating new memories and experiences.

If you haven't done this yet, id highly recommend it. But dont forget your head lamp, a warm jacket and gloves. Its cold in there! by @ryanpgillis

This isn’t your typical West of Market listing.

You’re getting two separate residences on ONE property, 4,429 total square feet and a setup that opens up a lot of possibilities for how you actually live here.

The main home is 3,129 sq. ft. with 5 bedrooms, including a main-floor guest suite, 4 bathrooms, a bonus room, upper deck and 2-car garage. The kitchen is a standout with custom Bellmont cabinetry, Thermador appliances and a 48” gas range, and the great room opens out to covered outdoor living with a second fireplace.

Then there’s an entirely separate 1,300 sq. ft. residence with 3 bedrooms, 2.25 bathrooms, its own full kitchen, living and dining spaces, patio and a primary bedroom with a partial Lake Washington view.

For buyers with parents or extended family they’d like nearby, frequent guests, or simply a need for more separation and flexibility, it’s a pretty unique setup, especially in West of Market Kirkland, with Waverly Beach and the waterfront just a short walk away.

📍 615 & 617 13th Avenue W, Kirkland

If you’re looking for new construction in Kirkland but still want a yard and a garage, take a look at these Finn Hill cottages.

These 3-bedroom, 2.5-bath single-family homes have some really practical features that make a difference day to day. A fully fenced yard, EV-wired attached garage plus an additional dedicated parking spot, and 10-foot ceilings on the main floor that make the space feel bright and open.

Upstairs, all three bedrooms are together along with the laundry room. The primary suite has a walk-in closet, soaking tub, large walk-in shower, and separate vanities.

And the location is a big part of it. You’re within walking distance of parks and miles of wooded trails, minutes from the Lake Washington waterfront and The Village at Totem Lake, with convenient access to I-405.

There’s also a 1% preferred lender credit available that can be used toward closing costs or a rate buydown.
