POSTS STORIES REELS

Many of the clients I work with don’t have simple, one-size-fits-all financial stories. They’re self-employed, newly relocated, building their real estate portfolios, or balancing multiple moving pieces. My focus is always the same: understand the whole picture and create a strategy that aligns with how my clients actually live.

Markets change. Rates move. Uncertainty happens. What matters most is having a thoughtful plan and someone in your corner who knows how to adjust it.

Honored to be recognized in the 2026 Scotsman Guide, ranking among the top 1% of mortgage professionals nationwide.

While this is an individual recognition, it’s really a reflection of the trust, relationships, and collaboration I’ve been fortunate to build with all of you.

To my clients—thank you for allowing me to be part of such important moments in your lives. Your trust means everything, and it’s something I never take lightly.

To my realtor partners—your collaboration, professionalism, and commitment to our shared clients play a huge role in every success. I’m grateful for every transaction we’ve worked on together.

To my team—this wouldn’t exist without your consistency, dedication, and everything you do behind the scenes. You are the engine that makes it all possible.

Awards are meaningful, but what matters most to me is continuing to show up, deliver, and serve at a high level every day.

Thank you for being part of this journey.

Hi, I’m Nicole! Get to know me a little better.

When I’m not guiding clients through the mortgage process, you’ll find me discovering new restaurants, at a concert, or on the pickleball court. At the heart of it all is family—whether I’m in the audience for my daughter’s theater performances or spending time with my son when he’s home from school.

For me, it always comes back to people; strengthening community ties, building lasting relationships, and sharing knowledge that helps others move forward with financial confidence.

A lower mortgage rate doesn’t always mean a lower monthly payment.

Here’s something worth looking at.

Even with a slightly higher interest rate in 2026, lower home prices and property taxes can make a meaningful difference in the overall cost of buying.

In this comparison, that difference adds up to $517 less per month.

And the monthly payment is only part of the story.

Buyers may also have more negotiating power, less competition, and opportunities to secure seller credits that weren’t as readily available a year ago.

Rates can change. Refinancing may be an option down the road. But the price you negotiate today sets the foundation for your purchase.

The takeaway? Don’t let the interest rate be the only number guiding your decision.

The Fed held rates steady. But what does that mean for mortgage rates?

As expected, the Federal Reserve left its benchmark rate unchanged at 3.75%–4.00%, signaling that inflation remains a concern even as the economy continues to show strength.

The market’s initial reaction? A slight move higher in Treasury yields, with little immediate relief for mortgage rates.

Here’s what matters:

Mortgage rates don’t move directly with the Fed’s decisions. They’re more closely influenced by the 10-year Treasury yield, inflation expectations, and the broader bond market.

With economic growth remaining strong and inflation still elevated, the Fed has little reason to rush into its next rate cut.

For buyers and homeowners, this is a reminder that waiting for a Fed announcement doesn’t mean waiting for a better mortgage rate.

The bigger picture matters. And so does having a strategy that works in the market we’re actually in.

Mortgage rates are moving lower, and the reason goes beyond the Fed.

As investors reassess the enormous amount of money flowing into AI and shift toward the relative safety of bonds, Treasury yields have moved lower, creating some welcome movement in mortgage rates.

The timing is especially interesting with the Federal Reserve meeting this week. While the Fed is widely expected to hold its benchmark rate steady, mortgage rates don’t necessarily follow the Fed’s decisions. They’re more closely influenced by the bond market, particularly the 10-year Treasury.

Will this downward movement continue? That’s the question.

For buyers and homeowners, it’s another reminder that opportunities can emerge even when the Fed isn’t cutting rates. Understanding what’s driving the market can help you recognize when it’s worth revisiting your options.

Sometimes the biggest moves in mortgage rates have very little to do with housing.

Recent concerns around the economics of AI spending have pushed investors toward safer assets, including Treasuries and mortgage-backed securities. That shift has helped Treasury yields move lower and created some improvement in mortgage pricing.

It’s a good reminder that mortgage rates are influenced by a much bigger financial picture than Fed decisions alone.

For buyers, these market shifts are worth watching. Small changes in rates can meaningfully change purchasing power and monthly payment.

Not every opportunity to lower your mortgage payment requires refinancing.

If you’ve built up savings, received an inheritance, or recently sold another property, a mortgage recast could be a smart way to put that money to work.

For homeowners holding onto a favorable interest rate, this is an especially interesting strategy to explore.

The key is understanding how it fits into your bigger financial picture. Lower monthly payments can create flexibility, but preserving liquidity matters, too.

Sometimes the best mortgage strategy isn’t about getting a new loan. It’s about making your existing one work better for you.

Mortgage rates have changed dramatically over the last 45 years.

From double-digit rates in the 1980s to historic lows in the early 2020s, every generation of buyers has had to navigate a different market.

The lesson isn’t to wait for a certain number to come back.

It’s to understand what the current market is giving you—pricing, competition, seller concessions, buydown opportunities, and your own financial position—and make the decision from there.

Rates are part of the story. They’re not the whole story.
