In 2021, a buyer got a super low rate but needed a ton of cash to compete. Most homes were selling for $30k,$50k, even $100k over list price!

Today, sellers are having to pay the money!

Home looks different for everyone.

For some, it’s four walls and a front door.
For others, it’s the people, the support, and the place that helps you grow.

And sometimes… it’s simply being in the right place.
With the right people.

Building something that actually feels aligned.

That’s what home has always meant to me.

It’s also why this work has never just been about a transaction.

It’s about helping people find the place that feels right for their life, because when you’re in the right place, everything else starts to fall into place too. 🤓 by @saratalksmortgage

In case you missed it! 😉 (Quarterly ?) interest rate update is back!!

It’s been a minute, but I’m breaking down the movement we’ve seen in the past few months, ending off on some beautiful green candlesticks over the last couple of weeks or so.

We’ll see how the midterm results and job report impacts things, so stay tuned!

In the meantime, if you are considering or hesitant to enter this marker, please reach out to me.

I will always educate and show you your options, and allow you to make a decision based off facts and data. But the opportunities we’re seeing for buyers right now are massive, and if you are in a position to take advantage of it I’d love to show you what that looks like.

Sara had her BEST month ever… and some would say in the hardest market we’ve seen in over a decade!

How did she do it?!?

She followed the plan.
She did the work people avoid.
She did it regardless of how she felt.
Even with kids home from school and climbing all over her during her zoom calls 😜

And most of all - she has the most infectious / happy energy that everyone just wants to be around her.

Sara, I could not be more proud of you. Keep shining and making us all better ✨ by @saratalksmortgage

Not every buyer who’s waiting until 2027 actually needs to wait. 👀

Hear me out! Waiting for a better market isn’t necessarily a strategy.

Right now, buyers have opportunities that weren’t always on the table. Price reductions, seller concessions, rate buydowns, and room to negotiate.

Could interest rates be lower next year? Absolutely.

Could more buyers jump back into the market and make those negotiating opportunities harder to come by? Also absolutely.

The truth is, nobody knows exactly what 2027 will bring.

And for some buyers, waiting really IS the best decision.

But for others? They might be passing up opportunities today based on what they hope happens tomorrow.

My job isn’t to convince you to buy a house. It’s to make sure you understand your options so you can make the best decision for YOU.

And to my agent friends with buyers who’ve put their search on hold… this might be a conversation worth revisiting. 😉 by @saratalksmortgage

Happy November 🤎 by @saratalksmortgage

In all seriousness, there’s something I’ve learned over the last four years.

The basics aren’t complicated. But doing them consistently? That’s where the difference is made.

Following up. Communicating. Educating. Advocating. Showing up when things are hard. Doing what you say you’re going to do.

The basics are basic for a reason- because they work.

And while this reel is meant to be funny, the truth is that this business takes a LOT of hard work, patience, consistency, and showing up even when you aren’t seeing the results you hoped for.

There have been plenty of months where I’ve questioned myself, adjusted my approach, and wondered when all the work would start paying off.

And then there are months like this one that remind me why I kept going.

To my clients who trusted me with one of the biggest financial decisions of their lives, my Realtor partners who continue to put their trust in me, and my team who constantly pushes me to be better—THANK YOU. 🤍

I’m incredibly proud of this milestone, but even more grateful for the relationships and people behind every single closing.

And the best part? I’m still learning, still growing, and still finding ways to do this job better.

Here’s to raising the bar, continuing to show up, and remembering that how you treat people will always matter.

Now back to answering my phone and giving my agents and buyers the things they really need- my attention and expertise. 😉 by @saratalksmortgage

Happy Halloween 🎃

How much money do you need to save each month to retire with $1,000,000?

Invest or buy?
I say BOTH! 👻

Somewhere along the way, homebuying became this thing people think they need to have completely figured out before they can even talk to a lender.

Perfect credit. 20% down. A certain income. The perfect interest rate.

And I’m here to tell you… that’s not how this works.

You don’t need to know all the answers before we talk. You just need someone who knows which questions to ask.

My job is to help you understand your buying power, compare your options, and put together a strategy that actually makes sense for YOUR life.

Whether you’re ready next month or next year, the conversation can start now.

Save this for when you’re ready to make a move. by @saratalksmortgage
