We heard everyone is deleting the dating apps and heading over to Home Depot to find their match. 🤭 So OF COURSE our own @tnrose0682 had to give it a go! We even ran into our friends over at @gray_home_inspections who were great sports and agreed to be in our video. 📸 What was your favorite tactic Tanisha used to look clueless in Home Depot? Selling a home in our market is a lot more than taking good photos and putting it on the MLS. 🏡 Good marketing pulls a lot of things together at once. It’s knowing what buyers in the area care about, understanding which features deserve the spotlight, having a network of agents and local connections to get the word out, and using social media to show the home in a way that feels bigger than a listing page. That’s where the strategy comes in. Because a buyer might first notice the home because of the kitchen, the yard, the location, or one small detail that finally makes them stop scrolling. Our job is to know what those details are, how to highlight them, and how to keep building interest around the home once it hits the market. That’s what marketing a home should feel like to me. Thoughtful, intentional, and built around getting the right eyes on it. If you’re thinking about selling in Jacksonville or St. Johns, send us a message and we'll walk you through how we’d approach marketing your home. Want our FREE Ultimate Guide to Selling Your Home? “The builder has their own agent. Why would I need mine?” 🤔 I hear this all the time. The builder’s agent is friendly, knows the community well, and is great at selling it. But their job is to get the best price and terms for the builder. Here’s where your own agent comes in: 🏗️ Lot selection and negotiating with the builder 🎨 Design appointment help, like tile, grout and flooring choices that hold up at resale 🔍 Inspections to make sure you get what you were promised 💬 Asking the questions you didn’t know to ask Every Wednesday on CC’s Corner, we’re answering your top questions. Drop yours in the comments and we might feature it! 👇 #NewConstruction #HomeBuyingTips #StJohnsCountyRealEstate #JacksonvilleRealEstate #FirstTimeHomeBuyer by @sellingwithcc
7 real downsides of living in St. Johns County, and #2 is the one that catches the most buyers off guard. 👀 It’s one of the fastest growing places in Florida, and I love selling homes here. But you should know what you’re moving into before you sign anything. The full breakdown covers: 💰 What you’re really paying for here 🧾 The fee that shows up on top of your property taxes 🚗 The commute you won’t see on a map 🌀 Florida insurance and flood zones ...and more. Comment “DOWNSIDES” and I’ll DM you the full video on YouTube. 📩 #StJohnsCounty #MovingToFlorida #StJohnsCountyRealEstate #JacksonvilleRealEstate #FloridaRealEstate by @sellingwithcc
Buyers notice the spots you’ve stopped seeing. 👀 A deep clean before listing is not a quick wipe-down. It’s the areas most sellers forget about, and they make a big difference in how your home shows online and in person: 🧽 Grease marks on cabinets, especially around the stove 🔥 Oven hood and filters 🚪 Baseboards, door frames and light switch plates 💡 Ceiling fans and light fixtures 🪟 Window tracks and blinds 🚿 Grout, shower doors and faucets You live with these every day, so you stop noticing them. A buyer walking in for the first time sees every one. Condition is one of the top reasons buyers skip making an offer, and clean is the cheapest upgrade you can make. Want the full checklist for getting your home ready to sell? Comment “CLEAN” and I’ll DM you our Ultimate Sellers Guide. 📩 #SellingYourHome #HomeSellingTips #JacksonvilleRealEstate #StJohnsCountyRealEstate #DeepClean by @sellingwithcc
A lot of real estate advice sounds smart because it’s been repeated for years. 🤭 That doesn’t always mean it still fits the market you’re in now. “Wait until spring.” “Price it high and come down later.” “You need 20% down.” None of those ideas are automatically right or wrong on their own. The problem is treating them like rules instead of looking at the actual situation in front of you. 👏 Timing depends on what else is on the market. Pricing depends on how buyers are responding right now. Financing depends on the loan options available to you and what actually makes sense for your budget. That’s why I’d rather give someone context than a canned answer. If you’ve been given real estate advice you’re not sure still applies in Northeast Florida, send it my way. I’ll tell you how I’d think through it based on what the market is doing now. Ready to start your real estate journey?
