Murray Street owned Manhattan's luxury week. 👇

Olshan's latest report: 34 contracts signed at $4 million and above for the week of Oct 26–Nov 1 — $305 million in asking volume, median ask $6.6 million.

The top two deals were both in Tribeca, both on Murray Street.

The week's priciest: the final penthouse at 111 Murray Street, closing at $31 million — last asking just under $34 million, after originally being marketed at $45 million more than a decade ago. Five bedrooms, six baths, roughly 7,700 square feet, 14-foot ceilings.

Second: a triplex penthouse at 71 Murray Street, asking $18.5 million — 6,700 square feet, four bedrooms, a rooftop terrace with an outdoor kitchen, and yes, a rock climbing wall.

The mix: 17 condos, 12 co-ops, 5 townhouses. And the tell hasn't changed: the typical home spent more than a year on the market and sold at a 13% discount from its original ask.

My read: even at the very top, buyers aren't paying the first number. They're paying the right number — and when the price meets the property, Tribeca moves fast.

Positioning beats waiting.

The Fed decided — and the mortgage market answered anyway. 👇

Yesterday the Fed held its benchmark at 3.75–4.00%, in a 10–2 vote. Two policymakers — Lisa Cook and Beth Hammack — actually wanted a hike. That's a hawkish split, not a dovish signal.

But remember: the Fed doesn't set your mortgage rate. The bond market does. And this week, the bond market gave borrowers a little breathing room.

📉 The Mortgage Bankers Association's 30-year fixed eased to 7.37% for the week ending Oct 23 — down from 7.41%, the lowest in three weeks and the second weekly decline in a row.

📊 Applications responded: total volume rose 3.4%, purchases up 4%, after seven straight weekly declines. Buyers are still out there — they were just waiting for a reason to move.

Here's the honest part: purchases are still 18% below last year's pace, and refinances are 61% below a year ago. Most homeowners still hold rates far below today's. And the 10-year Treasury ticked back up to about 5.05% after the Fed announcement — so this relief is fragile, not a trend yet.

🏦 One workaround keeps gaining steam: adjustable-rate mortgages now make up 11.3% of applications, the highest share in over a year, as buyers look for a lower initial payment.

My read: stop planning your move around the press conference. The Fed held, rates dipped anyway, and a few buyers came back. The ones who win in this market run the numbers, talk to a lender, and know their payment before the next headline moves things again.

Positioning beats waiting.

This morning, four of the biggest names in real estate did something the industry has never done.

Keller Williams, eXp, Real, and Berkshire Hathaway HomeServices announced Open Real Estate — one shared property-data platform, built by the brokerages themselves.

Here's what it actually means:

One slimmed-down input. Every listing — private or public — visible to every participating brokerage. Once a listing goes public, it's available to all within a business day.

It doesn't replace the MLS. It works alongside it.

Brokers keep ownership of their data. And when the data is monetized, it's shared equally per listing — a 10-agent shop gets paid the same per listing as a 10,000-agent one. Agents share in the economics too.

Why now? Because fragmentation is the enemy. In much of Europe and Asia there's no central MLS — buyers check 20 or 30 different sites, selling takes a year, and you can't even pull comps. The four CEOs were blunt about the stakes: if data completeness breaks down, the 3%-down mortgage and the 30-year fixed could be at risk.

The line that stuck with me, from our own Chris Czarnecki: buyers and sellers deserve the most transparent, complete data set available — so agents compete on the value they deliver, not on access to information.

Compass was invited as a founding partner. Every brokerage is welcome. No cost to sign up.

This is the kind of thing that only works if the whole industry shows up. Worth watching — and worth reading the letter at openrealestate.com.

Fed decision week — and the market already told us what it thinks. 👇

📊 The Fed meets Tuesday and Wednesday. 94 of 100 economists in a Reuters poll expect it to hold rates at 3.75–4.00%. All 100 expect a hike in December.

🏦 Here's what matters for your mortgage: the Fed doesn't set 30-year rates — the 10-year Treasury does. It just slipped below 5% for the first time in over a month, and Freddie Mac's 30-year fixed eased to 7.32%, the first weekly decline since August.

📉 But buyers aren't back yet. Pending home sales fell 7.3% in September — the lowest on record — down 11.3% from last year. Housing starts fell 5.2% too.

My read: rates are easing and buyers are still waiting. That's the gap that rewards the prepared — asking prices have now fallen 11 straight months, and sellers are negotiating.

Wednesday's announcement will move the bond market either way. Don't plan your purchase around the press conference — plan it around the payment.

Positioning beats waiting.

Next week, Manhattan gets two openings worth booking now. 👇

🇵🇪 Cholapink — Nolita. Opens Wednesday, Oct 28 at 32 Spring St. Daddy Yankee teamed up with Peruvian chef Jaime Pesaque (Mayta in Lima) for fast-casual Peruvian built around anticuchos — grilled skewers, bold marinades and ají sauces. The orders to know: chicken thighs in miso and ají mirasol, smoky ají panca beef steak, sweet-and-sour rocoto pork belly, plus pisco sours. About 60 seats, open daily 11:30am–11pm.

🥩 Norte — Flatiron. Opens Thursday, Oct 29 at 39 W 19th St. A neighborhood Mexican steakhouse built around the northern Mexican asador — USDA Prime steaks over a Josper charcoal oven, trompo-carved tacos, and a tableside chicharrón cart. The one to chase: the French Dip Barbacoa, limited to 12 a night. 150 seats, dinner nightly, reservations on Resy.

🍣 Already open and worth the detour: Sakasama — Midtown, 344 W 46th St. A relaxed 20-seat sushi counter that opened Oct 13, built on handrolls and temaki, with eel and A5 Wagyu torched to order.

Great dinners close great relationships. Which one goes first?

Rates dipped this week. Demand didn't follow. 👇

📉 Freddie Mac's weekly survey puts the 30-year fixed at 7.32% — down from 7.40% and the first weekly decline since late August. Small relief, real relief.

📊 But the Mortgage Bankers Association reported applications fell 5.3% anyway — the seventh straight weekly decline. Purchases dropped 7% for the week and sit 18% below last year's pace. Refinances are 59% below a year ago.

Here's the part that matters: when rates finally tick down and demand still falls, it's not a rate problem anymore. It's a confidence problem — and probably an inventory problem, too. Buyers aren't waiting on a tenth of a point. They're waiting on a reason.

🏦 One workaround gaining steam: adjustable-rate mortgages now make up 10.5% of applications — the highest share in a year — because ARM rates run nearly a full point below the 30-year fixed.

My read: sellers who price for today's payments still move homes. Buyers who run the numbers with a trusted lender find options most people overlook.

Positioning beats waiting.

We walked away inspired, focused, and ready to finish 2026 strong because when we come together, share ideas, and challenge each other to think bigger, incredible things happen.

New Jersey buyers finally have something they haven't had in years: options 👇

📦 Inventory jumped 12.1% in September to 22,746 homes statewide (NJ Realtors) — new listings up 3.8%. More choices on the shelf, and sellers are adjusting.

📉 Closed sales fell 5.8% and pending sales dropped 11.3% from last September. Homes sat 39 days on average, up 5.4%.

💰 Prices are holding — the statewide median hit $550,000 (+2.8%) — but Redfin's data shows nearly 12% of pending deals in the New Brunswick and Newark metros fell through in September, just under the 14.5% national rate.

My read: the market isn't flipping — it's rebalancing. Buyers who can handle today's payments suddenly have room to negotiate, and sellers who price like it's 2021 are watching deals walk.

Positioning beats waiting.

Renting in Manhattan just got more painful — and that changes the buy-vs-rent math 👇

📊 Median Manhattan rent hit a record $5,395 in September (Corcoran) — up 9% from a year ago. Average rent: $6,865, also a record. A two-bedroom now averages nearly $8,500 a month.

📦 Just 5,015 rentals were listed — down 16% from last year, the fewest for any September since 2019. Vacancy is stuck near 1.5% for a fifth straight month, the longest stretch in nearly six years.

🏙️ Brooklyn isn't any easier: its strongest September for leasing since 2020 (1,407 leases, up 10%), with inventory down 25% year over year and rents up 5% to $4,300.

My read: when renewing a lease means paying a record rent with zero leverage, the buy-vs-rent conversation sounds very different — even with rates where they are. Renters on the fence: run the numbers before you renew.

Positioning beats waiting.
