10 Years in the Making…

April 22, 2015 - SPS Partners began with a fixer-upper, a bold vision, and a commitment to doing things differently. A decade later, we’ve grown from a single-family property into a fully integrated real estate investment, development, and property management firm with 1,500+ units under management.

Our journey has been driven by a deep belief in our why, the unwavering support of our families, mentors, and teammates, and a commitment to our core values: adapt and flex, go further, challenge convention, embrace responsibility, be real.

From a small team with big ideas to a company of 50 strong—backed by 90 investors and over 100 trusted partners—we’re proud of what we’ve built, and even more proud of who we’ve built it with.

This milestone is a reflection of the trust placed in us by our investors, partners, residents, and the communities we serve. We are deeply grateful—and incredibly excited for what’s ahead.

Here’s to the next 10. by @spspartners

At SPS, our work is guided by more than strategy — it’s driven by values.

We adapt with resilience.
We take ownership with pride.
We lead with authenticity.
We push beyond expectations.
And we challenge what’s always been done.

Breaking ground in Finneytown! 👏☕ We’re thrilled to be part of bringing the first @dutchbroscoffee to Greater Cincinnati. This marks the start of an exciting journey in a neighborhood full of heart, growth, and opportunity. Big things are brewing, and this is just the start!

Dutch Bros Coffee will open its first Greater Cincinnati location at 8670 Winton Rd—a major milestone as our first local development project. We’re honored to partner with Dutch Bros to bring lasting value to the region we proudly call home.

Located in the Finneytown neighborhood, this new location offers a blend of residential, retail, and commercial spaces, with easy access to major highways. It’s the ideal spot for business and community growth.

We can’t wait to see this project come to life—stay tuned for more updates!

We are proud to announce the successful closing of SPS Commercial Development Fund II, a $10 million retail development fund focused on ground-up, pre-leased projects with leading national tenants.

Fund II is already underway, with our first project in Fort Wayne, Indiana, scheduled to close in early May.

We are grateful to our investors and partners for their continued trust and support. This milestone positions us to accelerate execution, strategically deploy capital into high-quality developments, and further scale the SPS Partners platform. by @spspartners

Our team attended the @eliseaihq Executive Leadership Conference this week in Columbus, OH alongside some of the industry’s most forward-thinking operators.

A clear takeaway: the conversation is shifting fast — adopting technology as it evolves is no longer optional, it’s essential. AI and automation are actively reshaping leasing, streamlining operations, and enhancing the resident experience. Looking forward to continuing to implement what’s next and drive innovation across our portfolio.

ALI provides affordable housing and supportive services that help women build independence, stability, and long-term success. HER Cincinnati’s broader mission focuses on creating pathways for women to thrive through housing, education, and recovery programs.

We’re proud to support organizations making a lasting impact and strengthening the communities we call home. 🏡

Great spending time with the @dutchbroscoffee team at their new headquarters in Tempe! @joryzola had the opportunity to tour the space and further connect with the team behind one of the fastest-growing brands in the country.

Always valuable to see the culture and operations that support the growth happening across their platform. We appreciate the continued partnership with Dutch Bros and look forward to the projects ahead!
