The cheapest day to change your mind is the day it looks the worst.
Today that wall moves for a few hundred bucks. In three weeks it’s five figures, not because the work got harder, but because four other trades already did theirs.
Walk your project at framing. Not at the pretty stage.
You won’t believe me BUT I’m tryna build this 5 bed, 3 bath house for 650k.
I thought it’d be interesting to actually document the build and show what everything costs along the way.
Site works, slab, bricks, roofing, windows, trades, finishes, THE POOL … all of it.
I’m a builder, it’s my own project and my own money, so there’s no real reason to bullshit the numbers 😂
$650k is the target. Let’s see how close I get. I think you’ll be surprised 🎯
I’ll keep posting the costs as the house goes up.

Building our dream home🥹What’s your favorite room so far?!🏡After months of planning, second-guessing, and changing our minds approximately 847 times 😂, we’re finally walking through the home we’re building for our family!
Current unique plans:
* turning a guest room into my closet + content creating office.
* transforming our third garage into a dance studio + sauna
* Added a court room in the middle of our floorplan (i think this makes the home so unique!)
•
Im getting so excited for all the little moments that will make it home🥹

Steep driveway? 🚗 Think twice! Keep the slope at 15% max for a safer, smoother ride. 🏡📐

Square footage is the most expensive thing in a build. Feeling big isn’t about more of it.
Here’s the 10 things we do to make a small house feel huge ⬇️
1. 9 foot ceilings. Go to 10 if the budget’s there. Nothing makes a room feel small like an 8 foot ceiling.
2. Run the windows tall, almost to the ceiling. Pulls your eye up and floods the place with light. Same wall, feels twice as big.
3. 8 foot interior doors instead of the standard 6 foot 8. Taller doors make the ceiling read higher. Cheap, looks custom.
4. Pocket doors wherever you can. A swinging door wastes a 3 foot arc of floor you can’t use. Slide it into the wall and take it back.
5. One wall of cabinets plus an island. Open on three sides reads way bigger than cabinets boxing you in on all four.
6. All drawers down low, no base cabinets. You reach everything, no crawling into a dark hole. More usable storage, same footprint.
7. Same flooring through the whole house. Every transition strip chops it into little boxes. One floor reads as one space.
8. Open the stairs up. Iron or cable railing instead of a closed wall. You see through it, so the room keeps going.
9. Curbless glass shower instead of a tub surround. You see straight to the back wall. The bathroom feels double the size.
10. Build storage into the walls. A shower niche, a built in bench, a drop zone. Zero floor space furniture would have eaten.
Follow before you build. You’ll wish you knew these sooner.
Comment CHECKLIST and I’ll send you the free list of everything to lock in before the walls go up.

Say this instead: "I appreciate it, but let's move forward with the payment as we outlined it in our agreement."
I remember a time whenever a client brought up cash, you pretty much just said yes. Simpler times, but the scope was much smaller.
Open our Pre-Construction Agreement, and you'll find the height of your shower heads in it. The direction your floor tile runs. Your flooring allowance, down to the dollar.
That's why a cash side-deal changes nothing. It doesn't remove any work. It removes the one record that proves what you paid for and what you're getting.
We spelled it all out before a single wall went up, for one reason. So you never have to wonder, and neither do we.
Want to change something down the line? There's a documented process for that too.
So when the cash question comes, the answer stays warm and short. We point straight back to the page it's already written on.
Are you keeping any payments off the books with your builder? (We won't tell🤫)

$40,827 spent before I laid a single brick. EXACT Pre Construction Breakdown. All including GST.
Plans, engineering, approvals, insurance, permits the stuff nobody really sees, but you can’t build without.
But what do you think? Higher or lower than you’d expect?
I said I’d show you where every dollar of this $650k build goes, so that’s exactly what I’m going to do.
$40,827 down. $609,173 to go 😂
Next up… the Great In-Ground Retaining Wall of 2026.

If you’ve ever tracked in muddy boots, grass clippings, lake water, sawdust, or little kids covered in dirt… you get it. 🚿
A garage bathroom isn’t just convenient—it’s one of those features you end up using every single day and wonder how you ever lived without it.
The best design decisions aren’t always the flashiest. Sometimes they’re just the ones that make real life easier.
