Here’s why.👇🏽 Here’s the truth nobody tells sellers: a nice home and a home that’s priced and marketed to sell are two different things. 1. Price sets the ceiling before anyone walks in Buyers shop online first. If the price doesn’t match what they’re seeing for similar homes, they scroll past — they never even click on your listing to see how nice it actually is. 2. The first 2 weeks matter more than the next 2 months. Buyer traffic peaks right when a home goes live. If the launch is weak — no ads, no push, no urgency — that window closes fast, and a “new” listing quietly turns into a “stale” one. 3.
