👉🏼Follow @theficouple for all things real estate & personal finance🙋🏻‍♀️🙋🏼‍♂️. When it comes to debt there are MANY opinions and we personally have a love/hate relationship with it🤪. To us, debt is a tool and when we buy real estate, fixed rate 30 year mortgages help us buy deals and grow our cash flow. As of today we have ~$728,000 worth of rental loans😅. Each year we buy 1-2 new rentals, take on new mortgages, grow our portfolio & over time watch as our cash flow and net-worth grow📈. But at the same time, we worked VERY hard to eliminate $100,000+ of student debt in under 3 years because that debt kept us up at night…so whats the difference?🤷🏻‍♀️🤷🏼‍♂️ With debt, we only want to make use of the kind that puts money in our pockets, not takes money from our pockets😬. In terms today’s breakdown, YES, some excel gurus will math it out & say “butttt isn’t paying off a home early sub-optimal compared to what we could get putting that money into index funds or more real estate???” Thats 100% fair buttt… Investing is more than just numbers in an excel sheet & it’s a lot more about the psychology of sleeping well at night📝. And for some people, paying off their mortgage early- especially on a primary home- makes sense! For others? Not so much 🤷🏻‍♀️🤷🏼‍♂️ Having little to no consumer debt AND a cash flowing rental portfolio AND growing index fund portfolio AND a lot of cash in the bank?? To us, this is a VERY peaceful way to live & would help us sleep well at night- especially with a baby on the way. Our focus is simple: ✔️Use bank loans to gain the rentals that give us the passive income. ✔️Use that cash flow to pay bills & be 100% work optional ✔️Preserve what we have built by diversifying assets & paying off a few properties early. When it comes to investing more vs paying off debt early we would love to hear your thoughts! Leave your comments or questions below 👇🏻 DISCLAIMER: This page is for educational purposes only. 🚨 Eviction Part 2🚨 It took me almost 2 months to get them out of the property and 3 months to fix the damages that they’ve made. To those who try to justify their irresponsible and ignorant behavior, I sincerely hope you never have to experience the level of disrespect and harassment that I had to endure while communicating with them. It was truly a nightmare. I had hoped that going to court would allow us to have a civilized conversation and resolve the issues at hand. Unfortunately, they chose to act like offended children, laughing at the judge’s questions and disregarding the requests of the police officer. One of them even had to stay behind for a serious talk, hopefully resulting in a fine for their ridiculous behavior. The judge ruled in our favor, ordering them to pay us 10K plus the court expenses. However, we haven’t seen a single penny from them… YET 😏 But regardless, I have no regrets about taking this matter to court. It was a valuable lesson for me to learn - always conduct thorough background checks and speak to previous landlords. If I had done that, I would have known about their eviction history and never allowed them in. At least now, their credit report reflects their actions, which may save other landlords from similar headaches. Remember, background checks are a MUST! #landlordlife #landlordproblems #varyamalina #eviction #tenant
