One big tenant leaves, and you have 100% of a problem. Five smaller tenants and one leaves, and you can still pay your bills.

How to Close Rent-to-Rent / Airbnb Deals on Calls (and Get Landlords to Say YES)
If you’re struggling to convert landlord calls into signed Rent-to-Rent or Airbnb deals, it usually comes down to two mistakes:
❌ You’re selling Airbnb instead of solving the landlord’s problems
❌ You’re talking too much and listening too little
Here’s the truth:
Your job on the call is not to pitch.
Your job is to position yourself as the solution.
Landlords don’t care about Airbnb.
They care about relief from headaches like:
🎯Void periods
🎯Late or missed rent
🎯Problem tenants
🎯Property damage
🎯Endless calls and management stress
That’s where we come in.
At @propertyadithyaa, we provide landlords with a fully hands-off, guaranteed income solution through professional short-let management.
I usually prefer talking in person since they can just cut a call whenever they want. If you ask me, I’d say book the viewing, speak to the landlord, and try to convince them

What landlords actually say yes to:
✅Fixed rent paid on time every month
✅No tenant drama
✅No day-to-day management
✅ Weekly cleaning & regular inspections
✅Full property care and protection
✅Professional staging & listings that enhance property value
✅Long-term agreements (3–5 years) for total peace of mind
When you stop pitching Airbnb
and start solving real problems —
the deals close themselves.

The maintenance you skip doesn't disappear. It just gets more expensive and shows up as a tenant complaint instead. 🏘️
Plumbing and electrical repairs are the landlord's legal responsibility, not something you can pass off or ignore until it's convenient.
A small leak can lead to mold. A tripping breaker can point to a bigger electrical problem. Skipped HVAC maintenance tends to break down at the worst possible time.
None of this requires expensive inspections every month. It just means acting on the small stuff before your tenant has to remind you twice.

YOUR HOMEOWNERS INSURANCE COULD BE WORTH $0 IF YOU HAVE THE WRONG POLICY.
This house had a tenant living in it. The tenant burned the house down—and the insurance company paid $0.
Why? Because a standard homeowners policy may not provide the coverage you need when the property is tenant-occupied.
If you’re renting out a property, make sure your insurance company knows exactly how the home is being used and that you have the proper landlord/dwelling policy and coverage in place.
Saving a few dollars on the wrong policy can cost you hundreds of thousands later.
Protect the asset. Protect the investment.

🚨 LANDLORDS: THREE MONTHS RENT IN CASH CAN MAKE YOU DO SOMETHING STUPID.
I call this The Midnight Mover.
They love the property.
They need somewhere immediately.
Moving truck is loaded.
Stuff is in storage.
Hotel is getting expensive.
And then comes the offer:
💵 “We’ll give you THREE MONTHS RENT IN CASH if we can move in tonight.”
Maybe everything they’re telling you is completely legitimate.
That’s not the point.
Their urgency doesn’t become my process.
I still verify according to my written screening criteria:
✔️ Application
✔️ Identity
✔️ Income
✔️ Rental history
✔️ References
✔️ Appropriate authorized screening
Because three months of cash tells me one thing:
You have cash today.
It doesn’t tell me who I’m handing the keys to.
And here’s my rule:
🔥 The faster somebody wants me to skip a step, the more important that step becomes.
Cash doesn’t replace screening.
Process protects you from charm.
Arizona landlords: DM me SCREEN if you want to understand the systems I use before handing somebody the keys.

EVERYBODY WANTS TO DO REAL ESTATE UNTIL IT’S TIME TO DO THE BUSINESS OF REAL ESTATE!
Everybody wants the rental income. Everybody wants the cash flow. Everybody wants to be a landlord.
But nobody talks about the evictions!
Here’s something every landlord and real estate investor needs to understand.
It’s not a matter of IF you’ll deal with an eviction. You need to be prepared for WHEN it happens.
You can own 1 property or 100 properties. You can have 2 years of experience or 35 years like me.
You can have excellent screening procedures, strong leases, and solid systems.
And STILL end up with a non-performing tenant!
Why? Because some tenants know how to manipulate the process, exploit weaknesses, and work around even the best screening systems.
And sometimes, circumstances change after a good tenant moves in.
That’s the reality of being a landlord.
The goal isn’t to pretend evictions will never happen. The goal is to build a business that’s prepared when problems arise.
That means understanding:
Proper tenant screening and verification.
Strong leases and documentation.
Rent collection and enforcement procedures.
Landlord-tenant laws and the legal eviction process.
Systems that protect your property, income, and business.
After 35 years in real estate, I can tell you this:
Experience doesn’t eliminate problems. It teaches you how to prepare for them.
Remember, getting into real estate is a strategy. Staying in real estate requires systems.
THIS IS WHY WE CREATED THE LANDLORD BUSINESS WORKSHOP.
We’re helping landlords and investors understand how to structure, manage, and operate their rental properties like a real business.
