1. The model home isn’t standard design for most builders. 2. You don’t have to use the builder’s preferred lender. In fact, you should shop around for comparisons. While the preferred lender may seem like the best deal (especially in today’s market with all of the rate buy-downs and other incentives) you may end up paying more in the end. Be sure to get a few different opinions and compare rates, fees, and APR. 3. The agent in the model home represents the builder and is there to protect the builder’s interests. Not the buyer’s. 4. You can and should ask lots of questions. 5. No home is perfect. That includes new construction. Make sure to keep a list and follow up with the builder to ensure the warranty items or incomplete punch list items are completed. The builder will most likely not follow up. 6. Having your new home inspected is ALWAYS a good idea. In fact, it’s recommended to have your home inspected throughout the building process (i.e. after electrical and plumbing are in but before drywall). 7. Everything is negotiable! Don’t assume you can’t negotiate price, upgrades, closing costs, or other items. 8. You don’t get a discount for not having your own REALTOR represent you. The builder has already calculated the commission into the price. If you don’t bring an agent the builder simply nets more profit. 9. Not all builders are created equal. There are production builders, semi-custom builders, and custom builders. And, there are different levels of craftsmanship within those categories. 10. New construction is NEVER on time. Your closing date WILL be rescheduled. 11. You won’t get what you don’t ask for. 12. Everything you ask for needs to be in writing. 13.
