Villas at Midtown... Do NOT move here if you value safety, security or sanitation...
I have full documentation ready to be handed to an attorney over this, maintenance logs, management emails, hospital records, etc. All I’m waiting for is the other several issues to include in the lawsuit so as not to have multiple lawsuits when it’s all due to the same management company.——————————#Avenue5Residential #Concussion #PalenciaApartments #ConcussionAwareness #PostConcussionSyndrome #Avenue5 #Palencia #Coitroad #Dallaslife #dallasnightlife #apartmentsindallas #dallasapartmentlocator #dallasapartments #avenue5living #avenue5issues #avenue5lawsuit #apartmentforrent #apartmentvictims #goodapartmentsinDallas #apartmentliving #Palencialiving #security #securityissues #securitycam #needlawyer #hospitaldocumentation #safetyissue #safetyissues #Avenue5problems #lawsuit
Not what I expected! 😂 but I can’t disagree…. #nahrep
POV: You’re paying $6,000 a month in rent… and the building floods. 😔 Meanwhile, that same $6,000 could be building equity in your own home instead of paying someone else’s mortgage. This is exactly why I always tell people: before renewing another expensive lease, talk to a realtor and see what your buying power actually is. Many people are surprised to learn that a monthly payment like that can qualify you for a serious property. Owning means stability. Owning means control. Owning means you’re investing in YOUR future, not a landlord’s. If you’re tired of paying luxury rent for problems you don’t control, let’s run the numbers and see what you can actually buy. 🏡 #realestate #homeownership #stoprenting #buildingequity #realtorlife
Walk around with Sylvie for a tour of Valour Place! If you’ve never been here before, this gives you a feel for the space and what it’s really like to be here. We’ve put a lot of care into making it feel comfortable and welcoming. A home away from home!
Police were called to this property for the third time since December… and this time, I heard about it from the HOA and neighbors first. I reached out to the tenant immediately, but not with aggression — with concern. Because when situations are already escalating, the goal is not to make them worse… it’s to de-escalate and create solutions. What I found out was that she had hired two new caretakers, and they ended up stealing her golf cart and stripping down her RV for parts. At that point, I had two choices — react emotionally or take control of the situation. So I focused on de-escalation first. Then I shifted into solutions — setting boundaries around who is allowed on the property and how caretakers are vetted. I also reached out to her social worker to understand what resources were available, and learned that she has to find her own caregivers and then get them approved… which explains why she had been using Craigslist. So I stepped in and connected her with someone I trust who is now going through the proper approval process. Because sometimes the solution isn’t removing the problem… it’s stabilizing the situation and putting the right structure in place. The situation isn’t perfect — but it’s now under control. And in real estate, especially in situations like this, that’s the goal.

Tenants may demand “new” appliances, but AB 628 is about providing a working refrigerator that fits the unit—don’t under-size it, and don’t trigger a complaint by cutting corners.
This is exactly why I take infrastructure seriously when I buy a park👇
