Instead of buying individual stocks, diversify your portfolio with ETF’s for a safer investment strategy. Do your own research in terms of which ETF’s suit your risk tolerance the best!

@jimcramer explains how an investor could diversify his portfolio in another round of “Am I Diversified?”
The public markets aren’t the only opportunity set available anymore.
With IPOs taking longer, private equity gives investors a way to diversify beyond stocks and bonds and access growth earlier — though it comes with longer lock-ups and illiquidity that public markets don’t.
Steve Klinsky explains why on Deal Talk. Link in bio.

Clarkson purchased 1,000 acres of Cotswolds farmland in 2008 and stepped into agriculture with no relevant experience. What followed was a sustained series of costly mistakes. Equipment choices didn't fit the land. Crops underperformed. Planning restrictions shut down sections of the business. Attempts to diversify into hospitality repeatedly lost money. In his first full year of operation, profit after all expenses came to £144. From a traditional business standpoint it was a disaster. Then Amazon turned the experience into Clarkson's Farm, a documentary series that became one of the most watched original productions in Prime Video's UK history. A £200 million deal covered three full seasons.
The farm assets that had sat at £44,000 grew to £1.34 million within a single year of the show's success. The property itself is now estimated at £12.5 million. His net worth reached £59 million by 2026. What failed as an agricultural operation succeeded as content because he documented the struggle honestly instead of waiting until he had something polished to show.
Everyone says, “Move to Dubai and pay 0% tax.”
But what if moving to Dubai is only Layer 1? 👀
The wealthy don't always put their entire life, company, and money in one country.
They think in layers:
🇦🇪 Where you live
🇺🇸 Where your business operates
🇸🇬 Where you diversify your assets
One jurisdiction handles your lifestyle.
Another handles the business.
Another can provide diversification.
Because real wealth isn't just about paying less tax.
It's about structure, ownership, diversification, and having options.
The country you live in is only one piece of the puzzle.
Dubai might be the surface. The structure underneath is the real game.
👀 Watch until the end.

I see sports collectibles as an alternative asset class.
My strategy is simple. Own many of the very best cards, diversify across them like an index, and let the portfolio compound over time. I want about 5% of my portfolio exposed to this category.
The challenge is that when you own something truly one of a kind, sometimes the investment gets personal.
Let’s break it down below ⬇️
We like to diversify into many different types of investments because we don’t want all our eggs in one basket and the Bible encourages this.
Ecclesiastes 11:2 —
“Invest in seven ventures, yes, in eight; you do not know what disaster may come upon the land.”
I’m obsessed with watching videos of people like this and when they get SUPER detailed so let’s do it.
(Numbers are slightly off with daily changes but here’s where we at) 💪🏼
Real Estate
Worth = 5,995,025
Debt = 3,540,774
Net = $2,454,251
Crypto = $169,904
We Bull = $68,107
Brokerage = $563,347
(Includes Roth + traditional)
Cash on Hand = $199,200
Private Syndication 1 = $128,000
Private Syndication 2 = $156,000
Promissory Notes = $672,000
Vechile values = $155,000
Other items (we have several other small items I didn’t include o but add up to at least $150k including some personal items but I left it out on the breakdown.) I also felt like it’s a little irrelevant bc I don’t track them + wouldn’t plan to sell them off for any reason.
Remember these numbers are showing the NET worth not including debt owed like I broke down in the Real Estate column.

Save this before you regret it.⬇️
1. Keep more than 200 in my checking account – the rest is working for me, not napping in a low‑interest account.
2. “Diversify” into 10+ random stocks just to feel safe – real wealth is built through focused bets I actually understand.
3. Touch buy now, pay later – if I can’t pay in full, I can’t afford it.
4. Pay for apps and subscriptions I forgot I signed up for – I audit my expenses so my money isn’t leaking in the background.
5. Inflate my lifestyle every time my income goes up – the raise feeds my investments first, not a “new me” aesthetic.
I treat my money like soldiers: their only job is to build more wealth, not fund impulse buys for people I barely know.

The honest answer is that investing in both is the best way for me to diversify my portfolio, and here are the maths (hope you stay with me through it :D)
Here is how I made the comparison in this case:
- 25,000€ invested up front
- €307€/month
THE FLAT: 200,000€ Berlin Altbau, 560€ Kaltmiete (cold rent):
* 25,000€ equity from start
- 16,000€ Grunderwerbsteuer (property transfer tax) + Notary on day one
- 9,000€ Down Payment
191,000€ mortgage at 4% interest rate =
* 504€ monthly payment composed of:
+560€ cold rent from the tenant
- 939€ monthly payment to the bank,
- 125€ costs you can’t pass on to the tenant
BUT
* 2,5% depreciation of the building = the Finanzamt returns 197€ per month (done yearly)
- 504€ monthly costs
+197€ from Finanzamt
= 307€ real monthly costs
After 20 years:
* Flat is worth 297,189€ (considering 2% value increase p.a.)
- 76,954€ Restschuld (remaining debt still owed to the bank),
- 10,401€ selling costs
= €209,834€ tax-free, held over the past 10 years
THE ETF: 7% p.a.
* 25,000€ equity from start
* 307€/month
After 20 years:
* ETF is worth 249,725€
- 19,771€ exit tax (18.46%-> 26.375% on only 70% of the gain, after Teilfreistellung)
= 229,954€
229,954€ vs 209,834€ The ETF wins by 20,120€
NOW THE 700€ DOCUMENT.
If you pay a Restnutzungsdauer-Gutachten (expert report on remaining useful lifeyou) can move the AfA (building depreciation) from 2.5% to 5%
* Deduction 4,050€ → 8,100€ a year = 197€ Refund → 325€ a month
* - 504€ monthly costs
+ 325€ from Finanzamt
= -179€/month (the flat now costs 179€ instead of 307€)
If I put the difference 307€-128€=128€/month into an ETF too:
After 20 years:
209,834€ from the flat after tax
+ 59,347€ from that side ETF
= 269,181€ against €229,954
= + 39,227€ compared to investing in an ETF only for the same flat!
It was never ETF vs. real estate. It was knowing which levers exist and how to combine both.
