Does a smaller house cost less? Yes and no. Every house has the most expensive rooms in it (kitchen and master bath) and other fixed costs that may not vary much based on the size of the house like water/sewer taps, electrical service, lot clearing and grading. In a 4,000 sq ft house, you spread those heavy costs over a lot of “cheaper” square footage (bedrooms, hallways, living rooms). In a 2,000 sq ft house, those heavy costs make up a much bigger percentage of the total.
