🚨 Real Estate Agents: Appraisal Checklist You Can’t Ignore! 🚨
Want to impress the appraiser and save yourself headaches later? Bookmark this guide, share it with your team, and make sure your listings are appraisal-ready.
✅ Water Heater: Double-strap it like it’s training for the Olympics.
✅ Smoke Detectors: EVERYWHERE. In sleeping rooms, outside sleeping rooms, every floor, and the basement (even if it’s just regrets sleeping down there).
✅ Carbon Monoxide Detectors: One per level—protect the borrower and stay compliant.
✅ Safety First: Exposed wiring? Loose handrails? Fix it before you list it. If little Johnny can’t run around safely, the appraiser won’t approve it.
✅ Flaking Paint (Pre-1978 Homes, FHA): No peeling paint, no paint chips in the bark. Keep it clean and lead-free.
✅ Roof Issues: Got stains? Show receipts that the problem was fixed. Don’t leave the appraiser guessing.
✅ Windows, Locks, Heat: Windows must lock, heat must work, and habitable spaces must be safe, sound, and secure.
💡 Pro Tip: These basics can make or break your appraisal. Don’t skip them—your clients (and your commission) will thank you.

Carved directly into volcanic rock, this ancient cliffside dwelling is located in Kandovan, a historic village in Iran's East Azerbaijan Province. Estimated to be over 700 years old, the homes here are part of a rare tradition of troglodyte architecture, where people have hollowed out soft rock to create habitable spaces. These homes are still inhabited today, offering a glimpse into a way of life that has endured for centuries.
The natural insulation of the rock keeps interiors cool in summer and warm in winter, making these structures not only practical but remarkably sustainable. With handmade wooden doors, stone steps, and clotheslines strung across rough-hewn windows, the setting feels suspended between past and present.
It is a powerful reminder that human resilience and ingenuity have always found ways to transform even the most rugged landscapes into lasting sanctuaries.
Ensuring your home's safety includes paying attention to your basement window wells. Why? Because in an emergency, they could be your lifeline! Egress windows provide a vital escape route in case of fire or other emergencies, making them essential for basement safety.
But how deep does a window well need to be before an egress ladder is required? According to the International Residential Code (IRC), if the window well depth exceeds 44 inches, a ladder must be installed. The ladder should be permanently attached, easily accessible, and designed to support a load of at least 300 pounds, with rungs spaced no more than 18 inches apart.
This rule applies to all habitable spaces in your basement. If you're using your basement as a bedroom, living area, or home office, ensuring there's a safe, code-compliant means of escape is not just a good idea – it's a necessity. Prioritize window well safety to protect your family and meet building codes.
The Timeless Wisdom of Earth-Sheltered Desert Dwellings
Creating an underground room in the desert by digging a hole is far more than a primitive survival tactic—it is a sophisticated architectural strategy rooted in passive climate control and vernacular building traditions. From a knowledge-base perspective in environmental design and thermal physics, this method leverages the earth's natural properties to create habitable spaces in one of the planet's most extreme environments .
The science behind this approach is elegantly simple. At a depth of just one meter underground, the temperature difference between day and night becomes barely perceptible . The soil's high thermal mass absorbs intense daytime heat and releases it slowly during cold desert nights, maintaining stable interior temperatures without energy-consuming mechanical systems . This principle has been validated by researchers at Israel's Jacob Blaustein Institutes for Desert Research, where monitored earth-covered buildings maintained stable temperatures for days .
Historically, this wisdom is embodied in the troglodyte dwellings of Matmata, Tunisia, where Berber people have lived for centuries in homes carved directly into the earth . These subterranean structures, featuring central open-air courtyards for ventilation and light, provided refuge from both scorching heat and invading forces. Similar underground cities exist in Cappadocia, Turkey, and the rock-carved wonders of Petra, Jordan .
Modern architects continue to draw from this ancient knowledge. Contemporary projects like the proposed Wadi Rum Sanctuary in Jordan deliberately work beneath the surface to preserve delicate desert landscapes while creating comfortable spaces . The "Shadow of the Oases" concept envisions self-sufficient underground communities using rammed earth and passive design . What appears as simply "digging a hole" is actually humanity's oldest and most reliable form of sustainable architecture—a quiet testament to learning from the earth itself.

⚡ Stay Coded Up | IECC R404.1 — Lighting Controls
Walking through a real Baltimore County residential project and showing you exactly what gets electricians failed on inspection — and it has nothing to do with the National Electrical Code (NEC).
Baltimore County runs the 2021 International Energy Conservation Code (IECC) alongside the NEC. Under IECC Section R404.1, every permanently installed luminaire (light fixture) in a habitable space must be controlled by a dimmer, an occupant sensor, a time-switch, or a daylight-responsive control.
A standard rocker switch? ❌ Non-compliant.
We’re hitting the first floor bedroom, the laundry closet, and the upstairs bedrooms — and every single one has a regular rocker switch that would fail energy inspection. We also break down where the exemptions are — hallways and stairways get a pass. Habitable spaces do not.
The NEC keeps people safe. The IECC keeps buildings efficient. You need to know both. 📖
Know your jurisdiction. Know your code⚡ #StayCodedUp #LightningElectric #IECC #MasterElectrician #BaltimoreCounty
Big Box stores sell them but does not mean they are OK
🚫 Products Commonly Sold But Not Permitted for Code-Compliant Use
S-trap plumbing kits & fittings — S-traps are not allowed by modern plumbing codes because they can siphon dry and allow sewer gas into the home; codes require P-traps instead, yet you can still buy them off the shelf.
Flexible plastic or foil dryer vent hoses — Commonly sold in the venting aisle but prohibited by building codes in most jurisdictions; codes require rigid or semi-rigid metal duct for dryer vents because flexible plastic/foil is a fire hazard.
Accordion-style PVC sink drain fittings — These flexible drain couplings are cheap and sold widely, but most inspectors consider them not compliant with plumbing code (they trap debris and leak, not allowed in many jurisdictions).
Dupont (or other) non-listed electrical parts in some panels — Stores sell generic electrical components that might physically fit in a breaker panel, but many manufacturer panels do not allow third-party breakers or connectors per NEC and panel labeling; they can be flagged on inspection.
Generic tandem/multi-feed circuit breakers — Sold at big box stores, but in many panels they aren’t permitted due to listing/labeling limitations in the NEC — unless the panel specifically labels them permitted.
Standard door hardware rated for “interior use only” on exterior doors — You can buy these at both stores, but code (IRC/IBC) often requires exterior-rated hardware for egress doors in habitable spaces. (Common code interpretation — may vary locally.)
Non-listed junction boxes and accessories — Some inexpensive plastic boxes or accessories at big box stores lack a UL/ETL listing required by NEC for electrical installations; inspectors can require replacement with listed parts. (General industry practice.)
Unlisted outdoor lighting or fixtures without proper wet-location ratings — Sold for patio or landscape use, but without proper wet/ground-wet listing they aren’t permitted for exterior code-compliant installations. (Common interpretation in electrical code inspections.)

Observing the metamorphosis of an architectural sketch into a tangible construction is a mesmerizing journey. Witnessing the conceptual blueprint evolve into the substantial reality of a building is a testament to the dynamic interplay between creative vision and practical execution. This transformation reflects not only the technical expertise required in the construction process but also underscores the harmonious integration of artistic design with the demands of structural functionality. The progression from a two-dimensional sketch to the three-dimensional manifestation of a structure symbolizes the intricate dance between imagination and engineering precision.
The transition from the initial sketch to the construction phase unveils the alchemy of architecture, where ideas take form and spaces come to life. It is a process marked by careful planning, attention to detail, and the skillful orchestration of various elements. Each line and contour from the original sketch finds its counterpart in the physical dimensions of the built environment, illustrating the seamless translation of abstract concepts into tangible, habitable spaces.
Moreover, this evolution underscores the collaborative nature of architectural creation, involving architects, engineers, builders, and various other professionals. It emphasizes the need for interdisciplinary collaboration, where the artistic vision of the architect converges with the technical acumen of those responsible for turning blueprints into reality. The realization of an architectural sketch into a constructed edifice is a celebration of teamwork, expertise, and the enduring legacy of human ingenuity.

Are you trying to squeeze in another bedroom?
Save this post as a reminder 👉
It MUST under the BCA have a window 10% of the size of the floor area to be considered a bedroom.
Habitable spaces need to meet certain requirements that cannot be overlooked! 🌞💨
So maybe you’ll have to opt for a study in lieu of a bedroom if you can’t get a window in! 🛌 or get creative with your floor plan!
There’s no size requirements but head height in liveable zone must be min 2.4.
A queen bed is approx 1.5 x 2m in length so you do the maths on what will fit!
DM me RENOVATE for a free floor plan review to maximise your space and fit in that extra bedroom 😉

ERIAL (A term referring to land or a field: Uncultivated and untilled.) Erial is an architecture studio based in Los Altos de Jalisco, deeply rooted in its surroundings. We draw inspiration from life, regional architecture, and the stories that unfold over time. Our focus is on creating habitable spaces that reflect the land on which they stand and the people who inhabit them. For us, architecture is a means to forge connections, build narratives, and evoke lasting emotions.
Through our graphic identity, we represent these connections in a tangible way. We have developed a visual identifier that is simple yet meaningful, using a series of icons that symbolically and manually represent the essence of our architecture. This unpretentious graphic proposal reinforces our philosophy by integrating with the architecture in an organic and functional manner.
