#AD Did you know that you might be able to live in your home and access tax-free cash from it? 🙌🏠 If you’re a Canadian homeowner age 55 or older, the CHIP Reverse Mortgage by HomeEquity Bank is a solution worth looking into. A lot of people assume that if most of their wealth is tied up in their home, they’ll eventually need to sell or downsize to access it. But understanding your options can help you make more confident and savvy financial decisions. Here are a few things worth knowing about the CHIP Reverse Mortgage: ✅ You could access up to 55%* of your home’s value in tax-free cash. * Some conditions apply. ✅ You maintain title and ownership of your home. ✅ No monthly mortgage payments are required. ✅ The funds you receive aren’t considered income, so they won’t affect your OAS benefits or push you into a higher tax bracket. ✅ You can receive funds as a lump sum or in regular deposits, depending on what works best for your situation. Everyone’s situation is different, but the funds could be used to pay down debt and improve cash flow, renovate a home to better suit changing needs, help family members with expenses such as down payment or tuition, or simply create more financial flexibility in retirement. Want to learn more? Comment ‘CHIP’ below, and I’ll send you a link with more information. *Some conditions apply. See www.chip.ca for details @HomeEquityBank #HomeEquityBank #CHIPReverseMortgage
🏡 Did you know you can BUY a home with a reverse mortgage? 🙌 It’s called Reverse for Purchase (H4P) — and it’s a game-changer for buyers 62+ who want to right-size, move closer to family, or upgrade their lifestyle WITHOUT draining their savings. 💰 Instead of paying 100% cash for your new home, you make a one-time down payment (typically 45-60% of the purchase price) and the reverse mortgage covers the rest — with NO monthly mortgage payment required. ✅ ✅ Buy your next home with less cash out of pocket ✅ Keep more savings/investments working for you ✅ No monthly mortgage payments ✅ FHA-insured (HECM for Purchase) program Watch the video for the full scenario breakdown! 🎥👆 Curious if H4P fits your move? California’s cost of living is squeezing people out of their homes — even people sitting on nearly $2 million in equity. I just met with a retired couple whose home is worth about $2.3 million and they only owe a little over $400,000. On paper, they look wealthy. But homeowners insurance, gas, food, utilities, sales taxes and everyday expenses have climbed so much that their fixed income couldn’t keep up. So they started using credit cards and personal loans to cover the gap. Then they used their savings and retirement money just to make the minimum payments. The problem? Some of that debt was around 30% interest, so the balances barely moved. Now the retirement money is gone. The savings are gone. And even with all that home equity, they couldn’t qualify for a traditional home equity loan because their income couldn’t support the payment. So now the options are getting ugly: sell the home or consider a reverse mortgage. That’s what people need to understand. You can do a lot of things right, build equity for decades, and still get squeezed when the cost of living rises faster than your income. If you’re using credit cards just to survive, don’t wait until your savings are gone to look at your home equity options. Talk to a lender early. If you want me to look at your numbers, comment DYNAMIC.
Executors: the six months you were given on a reverse mortgage can be extended twice. Almost nobody asks, and the ones who do have to ask correctly. HUD requires the servicer to start the first legal action to foreclose within 6 months of the last borrower's death, and allows the servicer to request up to two 90-day extensions where the estate or heirs show active marketing or active efforts to satisfy the balance (HUD Mortgagee Letter 2015-10). It is not automatic and it does not run on phone calls. It runs on proof. A signed listing agreement. A payoff application in process. A loan approval underway. Families who send nothing get six months and a foreclosure filing. I'm a Realtor, not an attorney. General information only. Comment AFTERCARE for what to send the servicer.

When multiple homeowners apply for a reverse mortgage, whose age counts? 🤔 The age of the youngest homeowner is generally used when calculating reverse mortgage qualification and the amount of home equity that may be available. All homeowners must also meet the minimum age requirement of 55. John Burke explains why age is such an important factor, and what couples or multiple applicants should know before applying. Want to explore your options? Contact Burke Financial for a personalized reverse mortgage assessment. Eligibility and available amounts vary by lender and individual circumstances. #ReverseMortgage #CanadianHomeowners #RetirementPlanning

Most retirees are leaving money on the table, not because they don't qualify, but because nobody told them these programs exist. None of these are automatic. You have to know about them and file for them yourself. 1) VA Aid and Attendance is a tax-free monthly add-on to a veteran's pension for anyone who needs help with daily living, like bathing, dressing, or getting around. It's separate from your regular VA pension and most eligible veterans never apply. 2) Medicare Part D Extra Help (the Low-Income Subsidy) can cut your prescription costs down to a few dollars a month. The Social Security Administration estimates the average value at close to $6,000 a year, and it still has roughly 2 million eligible people who've never enrolled. 3) IRS Code Section 121 lets a married couple exclude up to $500,000 in profit from selling their primary home from capital gains tax entirely, no strings beyond meeting the ownership and residency rules. 4) An FHA-insured reverse mortgage (HECM) lets homeowners 62 and older convert home equity into cash or monthly income with no required mortgage payment, as long as they keep up with taxes and insurance. 5) Thanks to SECURE 2.0, workers who are 60 to 63 this year can make a "super catch-up" 401(k) contribution of $11,250, on top of the regular limit, a window that closes the year you turn 64. Check which of these actually applies to your situation. A few of them are worth thousands a year.
