I bet you didn’t know this about your REALTOR®… 👀 I bet you really didn’t 😂 Getting a real estate license is NOT the end of the education. NOPE! Not at all. 👎🏽 We have to stay in compliance and complete continuing education to maintain our licenses—and that matters. Real estate is constantly changing. Laws change. Rules change. Contracts and industry practices change. What applied a few years ago may not apply the same way today. Honey, it’s something new, every year! That’s why staying educated and informed is part of the job.💯✨ You’re trusting us with contracts, negotiations, deadlines, disclosures, and one of the largest financial transactions you may ever make. So yes, you see me touring the pretty houses. 😂 But behind the scenes, I’m studying, learning, staying current and making sure I understand the rules of the business. A good REALTOR® doesn’t just know houses. They stay educated on the business of real estate. If you’re thinking about buying or selling, let’s talk. Send me a message, and I’ll help you navigate the process with knowledge, care, and confidence. I’m herrreeee🙌🏽🙌🏽🙌🏽🙌🏽🙌🏽 Tangie Brent Associate Broker HomeChatr🏡 Atlanta, Georgia🍑 Your First Thought in Real Estate. #GeorgiaRealtor #AtlantaRealtor #RealEstateEducation #GeorgiaRealEstate #newconstructionhomes by @tangiebselling
Class shenanigans 😂📚 We came to learn about compliance… but somebody forgot to mention the mandatory dance break. Because if I have to sit through rules, regulations, and paperwork, dancing SHOULD be a continuing education requirement. 💃🏽🤣 Lean on compliance… but keep a little rhythm in it! BEFORE YOU START HOUSE HUNTING… CALL YOUR REALTOR.📲📲📲📲 I know. You want to “just look” first. You’re scrolling Zillow. Saving homes. Checking out new construction. Sending listings to your group chat. But here’s the thing: The homebuying process should start with a conversation, not a house. Before you fall in love with a kitchen, let’s talk about:⬇️⬇️⬇️ ✨Your actual buying power ✨Your financing options ✨Your monthly payment comfort zone ✨What you really need vs. what looks good online. ✨Neighborhoods that fit your lifestyle ✨New construction vs. resale ✨Builder incentives and contracts ✨Your timeline and strategy And no, you don’t need to have everything figured out before you call me…Just Call Me📲 That’s literally what I’m here for.🫵🏽 Think of your Realtor as part of your homebuying strategy..not someone you call after you’ve already found the house.🫠🤣 If homeownership is on your 2026 or 2027 vision board, let’s talk before you start shopping.✨✨✨✨✨✨✨✨ Let me be your first thought in real estate.📲 ✨🏡✨🏡✨🏡✨🏡✨🏡✨🏡✨🏡 Tangie Brent Associate Broker Home Chatr🏡 Atlanta, Georgia🍑 #atlantarealestate #georgiarealestate #homeownership #realtor #firsttimehomebuyer ✨✨✨✨✨✨✨✨✨✨✨✨ first-time homebuyer✨Atlanta real estate🏡Georgia homebuyer🏡homebuying process✨buyer agent🔑buying a home in Atlanta🏡new construction Atlanta✨homebuying tips🏡 by @tangiebselling
If you need a transactional agent, I’m probably not your girl.🤦🏽‍♀️🤷🏽‍♀️😩🫠 I’m the auntie who’s going to say, “Hold on. Did you read that?” “Why are we paying THAT?” “And who told you that was a good deal?”🤣 🏡🏡🏡 Because buying a home isn’t just about getting the keys.🔑 It’s about making a smart move.💯 🏡🏡🏡 I’m going to educate you, ask the questions you may not know to ask, negotiate when it matters, and make sure you understand what you’re getting yourself into. You don’t need somebody who just wants to close. You need somebody in your corner. If you’re buying a home in Atlanta, especially your first home, let’s talk before you make an offer. ⬇️⬇️⬇️⬇️⬇️⬇️ Send me a message with the word “HOME”, and I’ll help you understand your next steps, your numbers, and what to watch for before you sign on the dotted line. ✨✨✨✨✨✨✨ ✨✨✨✨✨✨✨ ✨✨✨✨✨✨✨ Tangie Brent, Associate Broker HomeChatr🏡| Atlanta, Georgia🍑 🏡🏡🏡🏡🏡🏡 #Atlanta #first-time homebuyer #buyer agent #home buying tips. by @tangiebselling
One property has the power to change generations.🏡☝🏼1️⃣ And that’s the thing about real estate…when you own the right property, it can become more than just a home. It can be equity.✨ It can be stability.✨ It can be an investment.✨ It can be something you pass down to the next generation.✨ Real estate isn’t the only way to build wealth, but it is one of the most powerful tools for creating and transferring wealth over time. So if homeownership has been on your mind, don’t just think about the house. Think about what owning it could mean 10, 20, or 30 years from now. Ready to see what your next move could look like? Let’s have the conversation. Your first thought in real estate. CLIENT APPRECIATION POST💐✨✈️🙌🏽 Now THIS client deserves his flowers. 😂🏡 Precise? Absolutely. Intentional? Definitely. Came to EVERY appointment looking like he had just walked off the pages of GQ Magazine? Every. Single. Time. 😂 And listen… I wasn’t sure he wanted to be showing out with all my shenanigans.🤣 Now that I know…we need a acting out video🎥 This wasn’t his first rodeo with real estate, and it showed. He knew what he wanted, understood the process, paid attention to the details, and trusted me to handle my part. And the best part? We went from contract to CLOSED in less than 3️⃣0️⃣ days! Thank you for trusting me to represent you on this purchase. It was a pleasure working with you, and I’m glad I got to add another successful closing to the books. And yes… the GQ wardrobe deserves its own closing disclosure. 😂 I appreciate you and will never take your support for granted.✨💯🙏🏽 Your first thought in real estate. BUYERS: THIS MARKET DESERVES YOUR ATTENTION.‼️‼️‼️‼️ If you’ve been waiting for the “perfect” time to buy, you may be overlooking what’s happening right now. More inventory.✅ More negotiating power.✅ Builder incentives.✅ Seller concessions.✅ Less pressure than we saw during the frenzy.🙂‍↔️ That doesn’t mean every home is a deal. It means buyers have more leverage than they’ve had in years.🙌🏽🙌🏽🙌🏽 And here’s the part I want you to remember: You don’t have to wait for rates to be perfect to start looking. Nope!!!!✨ Let’s look at the numbers, explore your options, and see what you can realistically afford in today’s market. The goal isn’t to buy because someone told you to. The goal is to recognize an opportunity when the market gives you one. 💯💰💯 Ready to see what your buying power looks like? Let’s talk.📲 ✨ ✨ ✨ Tangie Brent Associate Broker Home Chatr🏡 | Atlanta, Georgia🍑 Your First Thought in Real Estate #AtlantaRealEstate #GeorgiaRealEstate #HomeBuying #FirstTimeHomeBuyer #AtlantaHomeBuyer by @tangiebselling
Builder incentives are getting REAL right now. 🏡✨🏡✨🏡✨🏡 If you’ve been waiting for the “right time” to buy new construction, this is a season worth paying attention to. Builders are competing for buyers, and that can mean: • Interest-rate buydowns✅ • Closing-cost assistance✅ • Price reductions✅ • Upgraded finishes✅ • Design credits✅ • Incentives on quick move-in homes✅ But here’s what I want you to understand: The biggest incentive isn’t always the best deal. ✨✨✨✨✨✨✨✨✨✨✨✨✨✨✨ A $20,000 closing-cost credit, a lower interest rate, and a $20,000 price reduction can affect your finances very differently. That’s where YOUR buyer’s agent comes in. I help you compare the numbers, negotiate where possible, understand the builder’s contract and make sure you’re not getting distracted by a beautiful model home and a big incentive sign. ⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️💯💯 Thinking about buying new construction? Don’t just tour the house. Let’s talk BEFORE you sign anything. ⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️⬇️ Send me “BUILD” and I’ll help you figure out what incentives are available, what you may qualify for, and which new construction options make sense for your budget. Your next home should make financial sense—not just look good. DON’T TAKE THESE RELATIONSHIPS LIGHTLY. ❤️ I’m genuinely appreciative of each and every one of my clients. Some are social-media shy, and some don’t mind being front and center…but either way, this is about YOU. My clients have been absolutely wonderful, and they play a huge role in making the home-buying process go smoothly. When you’re motivated, communicate, take direction, ask questions, and trust the process, we make a GREAT team. And let’s be clear, I don’t do this alone. I have a well-oiled team working alongside me to help keep the process moving and make sure my clients are supported from contract to closing. 💯💯💯💯 As your New Construction Expert, I know how to help you navigate the builder process, understand the fine print, protect your interests, and make informed decisions when purchasing a brand-new home. 🙌🏽🙌🏽🙌🏽🙌🏽 Whether you’re a first-time buyer, relocating to Atlanta, or ready to make your next move, you deserve an agent who knows the process and knows how to advocate for YOU.🫵🏽 Thinking about buying a new construction home? Let’s talk before you visit the builder.✨🏡✨ ✨✨✨✨✨✨✨✨✨✨ Tangie Brent, Associate Broker Home Chatr | Atlanta, Georgia 🏡 New Construction & Relocation Specialist #georgiarealestate #homeownership #newconstructionhomes #newhomebuyer #atlantahomebuyer by @tangiebselling
Not everything needs to be announced. Not every goal needs an audience before it’s done. The moment you start sharing every move, you open the door to doubt, opinions, and energy that was never asked for. Silence protects your focus. It gives your vision room to grow without outside noise shaping it before it’s even real. Work in private. Let the results speak when they’re ready. Keep Your Vision!✨✨✨ Tangie Brent Associate Broker HomeChatr 🏡 Atlanta, Georgia 🍑 #StayFocused #TrustTheProcess #PrivateGrind #VisionBoard MindsetMatter by @tangiebselling
