Florida voted. Now let’s make sense of what it means for your home. 🏡🌴

Based on reported election results, Amendment 3 has passed, bringing changes to Florida’s homestead exemption and certain property assessments beginning in 2027.

If you own a home, are planning to buy, or have a Florida move on your vision board, swipe through for the essentials. Your eligibility and potential savings depend on your circumstances.

Save this for reference and share it with someone who’s considering making Florida home.

Have questions about buying or building in Florida? Send me a message. I’d love to help you explore your options.

General information only, not tax or legal advice. Consult your county property appraiser about your eligibility. Information as of November 4, 2026. Election results pending certification.

Tampa Approves a $4.2 Million Community Agreement With the Rays!

Tampa City Council approved an agreement on October 29 requiring the Tampa Bay Rays to provide $4.2 million in community benefits from 2027 through 2031, including approximately $2.6 million for housing and neighborhood improvements. The decision advances planning around the new Drew Park stadium project, which has drawn debate because of nearly $1 billion in public funding commitments.

Tampa Bay Lands $47.3 Million for a New Cancer Treatment Manufacturing Hub!!!

On October 29, a coalition led by Moffitt Cancer Center announced a proposed $47.3 million federal investment to develop cancer drug manufacturing, biotechnology startups and workforce training at its Speros campus in Pasco County. The broader FORGE initiative projects approximately 4,000 regional jobs over the next decade, including 1,100 direct positions at Speros, though those are forecasts rather than confirmed hires.

Strong communities are built by people who show up for one another. Today, we honor those who answer the call when it matters most. 🇺🇸

On National First Responders Day, thank you to our firefighters, law enforcement officers, EMS professionals and dispatchers for your courage, compassion and commitment to keeping our communities safe. We also extend our gratitude to our military service members and their families for their service and sacrifice.

For every life protected, every family comforted and every brave act we may never see, thank you. ❤️

The biggest message that I have for people right now is to get your heads out of your asses stop your whining, and complaining and focus on the positives. Real estate is cyclic by nature but we seem to have this group of young uneducated realtors who hopped into the market when things were booming, expecting unicorns and butterflies without putting in the hard work. Get your mind right.
