A high school friend reached out asking if we could help him sell his home in the Dallas area. We said sure, we are licensed for the entire state of Texas.

But we asked why they wanted to sell. He mentioned that it was their first home that they turned into a rental property. We said why not keep it and continue to rent it out.

Although we would have loved to get the deal done and help him sell, we also know the power of allowing someone else to pay your mortgage for you so that in the end you can have an asset that you can leave for your kids.

He said he would think about it. We spoke a few weeks later and he had already made some updates to the home and was preparing for a new tenant to begin leasing 🙌🏾.

Here’s the difference between a good buyer and a smart one. 👇🏾

❌ What Most Buyers Do:

You’re buying a $300,000 home. Seller gives you $10,000. You apply to closing costs.

$10k saved. Done.

✅ what Smart Buyers Do:

Take the same $10,000 and buy down your rate instead

6.25% drops to 5.5% on a $300,000 loan that’s $170 less every single month.

💰But Here’s What Nobody Talks About:

At the lower rate more of each payment goes to the Principal not interest.

After 10 years you saved $20,400 in payments not to mention you would have built an extra $4500 in equity.
