If you’re still using your credit to buy real estate—you’re doing it wrong.

Most gurus will tell you to:
💸 Write big checks
🏦 Go into debt with banks
📉 Risk your credit, your assets… even your marriage

👉 Not me.

I teach a system where anyone—regardless of credit score, cash in the bank, or real estate experience—can generate multifamily income from a single-family house.

✅ No credit checks
✅ No banks
✅ No risky debt

This is the fastest and safest way to cashflow in real estate—and it’s 100% recession-proof.

💡 Stop trying to maximize cashflow at the expense of your sanity. Instead, build a business that pays you consistently, scales quickly, and protects your future.

Your savings isn’t a cushion.

It’s a workforce you keep firing.

$100K at 4% is about $333 a month.

$100K deployed into shared living is about 12 houses and about $24K a month in my model.

Cash flow first, then the loan.

Ownership optional, cashflow mandatory.

Your paycheck was never supposed to pay for EVERYTHING.
A $20K bill at about 10% over 5 years is about $425 a month.
One shared living room nets about $700 in my model.
Cash flow first, then the loan. That’s the order.
You never own the asset. You control the income.

You’re not running out of money. You’re running out of time.

Read that again.

You did everything right. Good job. Good credit. You took the 401k match. You never missed a deposit.

And you’re still the adult everyone depends on. Kids need money. Parents need money. And there’s nothing left for you.

Nobody warns you about this part. The bills don’t stop when you get tired. The calls don’t stop when you’re 62. The system was built to keep you working, and it’s doing its job.

I know because I’ve been on the floor. I lost everything once. Started over renting a room. Built back to 17 houses and $27,000 a month without buying a single one.

So hear me clearly. It’s not too late. It’s just a different clock.

You don’t want a gamble. You want financial certainty. Cash flow that shows up every month, not at 65.

Comment “2041” and I’ll send you the first move I’d make today.

Save this for the day you need it.
Send it to the one person everyone calls.

Do it scared. Do it now.

You can go from Zero to Hero really quick and still make a difference. Comment “Blueprint” to learn how. by @theprettyhouseguy

99% of people will never get into shared living because of one thing.

Money.

Not because they lack skill. Because they lack capital.

Resident Arbitrage teaches you how to get paid in this business with no house, no deposit, and no credit check. Just knowing how to connect a resident who needs a room to an operator who needs to fill one.

Live training starts Monday, October 5th at 8pm.

Lock in the founding price of $97 before October 1st. After that it goes to $197.

The $60,000 Mistake Nobody Warns You About in Shared Living

You want financial certainty. Not a gamble. So let’s talk about the three ways people gamble everything before they ever collect a dollar.

Mistake 1. Buying a house with traditional financing. Say you find a $300,000 house for shared living. Twenty percent down. That’s $60,000 out of your pocket. Before you have proof of concept. Before you know if this business even works for you. You just took a life savings sized risk on a business you’ve never run one day of.

Mistake 2. Relying on referral partners to send you residents. Sounds smart. Feels safe. Here’s the problem. When are those referrals coming? Nobody can tell you. There’s no timeline. There’s no control. You’re building a business and handing the revenue switch to someone else’s schedule. That’s not a business. That’s waiting by the phone

Mistake 3. Running your numbers based on two people sharing a room. Have you ever actually tried to get two grown adults to agree to share a bedroom? The people teaching this have experience. Notice they never tell you how long it took them to find those two people willing to do it. You’re not fighting a marketing problem. You’re fighting human nature. And human nature doesn’t care about your spreadsheet.

Here’s where it gets worse. Some people stack all three mistakes at once. They buy the house with a mortgage. Then they wait on referral partners. Then they try to fill rooms built for two strangers to share. That’s not a business plan. That’s a recipe for disaster, and it’s why so many people quit before they ever see a dollar.

You’re the adult everyone depends on. Kids need money. Parents need money. There’s nothing left over for you to gamble on a $60,000 down payment and a business model built on hope.

There’s a faster way. A smarter way. One that doesn’t require a mortgage, a referral partner’s calendar, or two strangers agreeing to share a room.

Ownership optional. Cashflow mandatory.

DM me “SIMPLIFIED” and I’ll show you exactly how this works. by @theprettyhouseguy

Cash flow solves every financial problem you have.

Pay down debt. Fund the 401k. Cover your kid’s tuition. Cash out with a DSCR loan when you need a lump sum. Even the Ferrari payment.

I don’t buy the houses that make me this money. I don’t own one single property in my portfolio. Someone else pays the mortgage, keeps the lights on, and handles the headaches. My job is to structure the deal and collect the cash flow.

That is shared living investing. You are not buying real estate. You are renting the income.

I built this to $27K a month in 9 months with 11 houses. Zero of them were mine.

If you are still waiting to save enough to buy a house before you can build wealth, you are playing the wrong game.

Comment “PROFITS” and I will show you how this works. by @theprettyhouseguy

You are saving for a down payment you do not actually need.

Shared living does not require owning the building.

Here is the move.

1. Master lease a 4-bedroom from a landlord. You sign for the whole unit, with written permission to sublease. That conversation is the hard part. Most landlords say no. You need the one who wants guaranteed rent and zero vacancy headaches.

2. Furnish the rooms. Keep it simple.

3. Sublease each room individually. Rooms rent for more per square foot than whole units. That spread is your income.

If your math is right, you keep around $1,500 a month clean.

If. Run the numbers three times before you sign anything. One dead month eats your margin fast, and you still owe the landlord full rent. That part is on you.

I said the landlord conversation is the hard part. Actually the hard part is holding your nerve through month one when two rooms sit empty and the lease payment does not care.

But the model works without a mortgage, without a bank, without waiting five years to save.

Go find one landlord with a vacant 4-bedroom and make the offer. by @theprettyhouseguy
