2883 West Roxboro Road NE, Atlanta, GA • 6 Beds • 8 Full Baths • 4 Half Baths • $8,500,000
–
The primary suite occupies its own wing, offering a depth of privacy rarely found in residential design. Dual baths, a private office and sitting area, and a secluded sunroom create a retreat that is both intimate and generous in scale. Additional living configurations throughout the home reflect the same thoughtfulness. A private bedroom wing on the terrace level provides ideal separation for extended family or long-term guests. Upstairs, a fully equipped studio suite with its own entrance, kitchenette, laundry, and fireplace offers complete independence for guests or staff. Three additional bedrooms complete the upper level, including an adjoining layout designed for flexibility.
The grounds offer something increasingly rare in Buckhead: usable acreage with a true sense of openness. Expansive green space, a private putting green, and a fire pit extend the living experience well beyond the walls of the home, all within a setting that feels entirely removed from the surrounding city. The Trophy House is not simply a residence. It is a private, resort-caliber compound designed for those who expect a higher level of living in every direction.
–
Repped By Tiffany Powell (@tiffanypowellatl) Chris Bowes (@chrisboweshhi) by @tiffanypowellatl

Game time, Falcons!! And while hubby is busy over here running plays from our living room, I'm always thinking about business behind it all. Every coach, player, and staff member, relocating their families and making Atlanta home, and what these wins (and losses) really mean.

Photos from Falcons/Ravens game a couple of weeks ago. Somehow tough losses are easier to stomach when you're sitting in the suite. 🥂

Roof at @mercedesbenzstadium is open today!! Rise up @atlantafalcons!!

No, this is not a training facility. It is the private basement level of a 17,572-square-foot estate in Johns Creek, voted #1 place to live by @usnews.

The indoor basketball court was built with three-point range, hand-laid hardwood and its own scoreboard. Like everything else at 5420 Buice Road, it was not added simply to impress. It was designed to be used.

Built over three years, the estate sits behind gates on nearly three private acres with 7 bedrooms, 12 bathrooms and two completely distinctive primary suites. There is also a sound-isolated theater, a gym with a sauna, a music room engineered for acoustics, a Princeton-inspired mahogany library, a Ritz-Carlton-inspired bar and an 18-by-50-foot pool framed in cut limestone.

And it's stunning.

Everyone’s waiting for rates to come down. I get it. But I don’t want you to miss how much negotiating power buyers have right now. If lower rates bring more buyers back into the market, I wouldn’t count on having the same leverage.

Here’s what that’s looked like in the last 30 days for my clients:

Family homes in East Cobb and Brookhaven, an investment property in Poncey-Highland, and a second home at the Ritz-Carlton Residences.

We’ve negotiated thousands, and in some cases hundreds of thousands, off asking prices. On one home, we got the builder to include a screened-in porch and upgrades. Those are meaningful wins, and I’m excited about what we’ve been able to accomplish.

Of course the interest rate matters. So does getting the home you want at a price and on terms you feel good about. You may have an opportunity to refinance later. You may not have another opportunity to negotiate this same deal.

If you’ve been thinking about buying, let’s talk about what’s possible for you. There’s a lot of opportunity here.
