Planning approval has been secured for Alfred Quarter, a major new mixed-use development within Melbourne's Macaulay Urban Renewal Precinct. Working alongside @tango_projects, @fenderkatsalidis and @cerastribley, Tract provided town planning and landscape architecture services to support the delivery of the 1.5-hectare site, with approval facilitated through the State Government's Clause 53.23 ‘Significant Residential Development with Affordable Housing’ pathway. The approved development comprises three precincts connected by a central public open space and active transport corridor, delivering a mix of Build to Sell, Build to Rent and Affordable Housing, with a significant 16% of dwellings allocated as affordable housing. The project will also include retail, co-working, hospitality and wellness uses while integrating the heritage-listed Farrell's Stables building into the broader precinct. As one of the early major approvals within Macaulay following the recent gazettal of new controls for the precinct, Alfred Quarter helps establish a strong foundation for the precinct's future growth. Congratulations to @metrics_credit_partners, @tango_projects, @fenderkatsalidis, @cerastribley, @dtpvicgov and the wider project team on this important milestone. A transformative vision for Melbourne has been unveiled. The appointment of the @hamtonpropertygroup and @hostplus consortium to deliver Arden Central marks a significant milestone in the future of Melbourne's urban renewal and a once-in-a-generation opportunity to strengthen the city's iconic network of cultural and parkland precincts. The $7 billion precinct will deliver more than 5,400 homes, 5.5 hectares of open space and a diverse mix of cultural, sporting, education and community destinations adjacent to the new Arden Station. With nature-based design excellence at its core, Arden Central will see living landscapes, biodiversity and public open space woven throughout the precinct to support a thriving and connected community. Tract is proud to be contributing to landscape architecture services to this city-shaping project, helping shape a people-first, walkable neighbourhood where nature, public realm and community life form the foundation of the precinct. We congratulate @hamtonpropertygroup, @hostplus and the wider consultant team on this significant milestone. The Nature Based Cities Design Guidelines and Scorecards have been recognised at the Landscape Australia Awards as a category winner in Research, Policy and Communications. “The Nature-Based Cities Design Guidelines and Scorecards make a significant contribution to Australian research by translating environmental ambition into practical, nature-positive development outcomes. Providing a comprehensive framework for new communities and medium to high-density residential projects, they bridge the gap between ecological theory, planning policy and project delivery. Through evidence-based guidance, measurable benchmarks and accessible tools, the framework provides developers, consultants and decision-makers with planning and design considerations for embedding nature into buildings and precincts.” – @landscapeau The development of the Nature Based Cities Design Guidelines and Scorecards were shaped by a shared commitment to creating better outcomes for people and nature. We are proud to celebrate this recognition alongside @naturebasedcities, @ark_resources and @natureadvisory.
