🌸🏠 Spring Market Update 🌸🏠

Hey everyone! The spring market is here, and it’s buzzing with activity! 🌷 Here’s what you need to know:

1. **Sales Surge**: Sales are up in Greater Victoria, with buyers getting into the market earlier than usual.

2. **Steady Rates**: The Bank of Canada (BOC) kept rates steady at 5%.

3. **Inflation Check**: Inflation is at 2.90%, slightly up from last month. But it’s within the BOC’s target range of 2-3%.

4. **Rate Predictions**: Economists predict rates to drop by 0.50% to 0.75% by the end of 2024

5. **Potential Savings**: A 0.25% rate decrease expected around June or July could mean about $20 less in monthly interest payments for every $100,000

Stay tuned for more updates and tips on navigating the spring market! 🚀 #SpringMarket #MortgageRates #RealEstate 🏠📈 by @vcourtnall

📈 The Bank of Canada has raised its key interest rate by 0.25%, bringing it to 2.50%. This is the first increase since July 2023.

What does this mean for your mortgage? 🏡

🔄 For homeowners with variable rate mortgages or HELOCs, borrowing costs could be heading higher as lenders adjust their prime rates.

💵 To put it into perspective, a 0.25% increase works out to approximately $14 more per month for every $100,000 borrowed, based on a 25-year amortization.

🔒 If you’re in a fixed-rate mortgage, your current rate and payments remain unchanged.

🗓️ And if you’re approaching a renewal, buying a home, or considering a change to your mortgage, it’s worth understanding how today’s decision could affect your options.

Happy birthday! SO lucky I get to be your mama. Love you ✨ by @vcourtnall

What goes up… 📈

Fixed mortgage rates tend to follow the 5-year Government of Canada bond yield, and that’s climbed from 2.73% to 3.60% over the past year.

The result? Variable rates are now starting about 1.3 points below fixed. On a $500K mortgage, that’s a difference of roughly $350 a month.

That said, variable isn’t the right fit for everyone. Swipe through to see what the big banks are forecasting, plus three questions to ask yourself before you decide ➡️

One month to go 📅

On October 28, the Bank of Canada makes its next rate announcement!

The policy rate has held at 2.25% through seven straight decisions, but the conversation is shifting. The Bank has flagged higher inflation risks from energy prices and new tariffs, so this one is worth having on your radar.

Here’s what it could mean for you:

🏡 Variable rate? A change can affect your interest cost. Whether your payment moves right away depends on your mortgage terms.

🔒 Fixed rate? Your rate stays put until your term ends. Renewing in the next 12 to 18 months? Now is a great time to start planning.

Happy birthday to our favourite person ❤️ We’re forever grateful for everything you do and the sacrifices you’ve made for our family. Missing you and counting down the days until you’re home. by @vcourtnall

The Bank of Canada held rates today at 2.25%.

Stronger GDP numbers have reduced the immediate chance of a cut, but tariffs, potential job losses and inflation are keeping the outlook uncertain.

Most economists are now predicting the first potential 0.25% increase sometime next year.

If you have a variable rate mortgage and you’re wondering whether you should stay variable or lock into a fixed rate, give me a call. I can walk you through what locking in would look like and whether it makes sense for your mortgage.

Bank of Canada decision day is Wednesday, September 2nd

The overnight rate has been sitting at 2.25% since last fall, but with ongoing uncertainty around trade, inflation and economic growth, all eyes are on what the Bank does next.

Here in Victoria, buyers have something we haven’t seen as much of in recent years: choice.

July saw 673 homes sold with 3,847 active listings across the region. In the Victoria Core, the benchmark price for a single-family home was $1.311M down 2.8% from last July.

That doesn’t mean the market is crashing. It means buyers have more time, more inventory to choose from, and potentially more negotiating power.

My mortgage tip? Don’t build your entire plan around waiting for the “perfect” rate.

If rates come down and more buyers jump back into the market, some of what you save on your mortgage can quickly show up in increased competition and home prices.

What I’ll be watching Wednesday isn’t just whether the Bank cuts or holds it’s what they say about inflation, growth and where things may be headed next.

Buying, renewing or refinancing this fall? DM me and I’ll run the numbers with you.

Got turned down for a mortgage? That’s not always the end of the story.

Banks approve based on a checklist: income, credit, debt. But that checklist doesn’t always capture the full picture.

Self-employed and writing off expenses that lower your taxable income? Rebuilding credit after a job loss, illness, or divorce? You might be more approvable than you think, just not through a traditional lender.

Some options worth exploring:
→ Alternative income documentation
→ Debt consolidation or restructuring
→ A larger down payment or co-borrower
→ Lenders with more flexible credit requirements
→ A short-term alternative mortgage while you strengthen your file

None of these are one-size-fits-all. Alternative options can mean higher rates or fees, so the goal isn’t just getting approved, it’s finding something that actually works for where you’re headed.

If a “no” has you assuming you’re stuck. Let’s look at the full picture together.
