3 years licensed in Idaho 🫶🏽

For a long time I wanted to hide the length of time I was licensed because I was scared someone would think I wasn’t experienced enough to help. But here I am! 25 years old with 25 homes sold and so many more families helped in the process.

When I was 17, I was a personal assistant to a Realtor in Hawai’i. I got to see first hand what it meant to be welcomed into someone’s home, their life, & their ohana.

A couple years later, I was a banker at Bank of Hawai’i during 2020 and 2021. Finances are always an intimate part of people’s lives, but then more than ever. I got to experience what it meant to help in the most crucial times.

After I graduated from @uhmanoanews, I got a full time job working an Escrow Assistant position in McCall, Idaho - super underrated job by the way. Again, I was working first hand with finances in a way that I never had previously. It was all building and leading me to where I am today.

I am here to serve you in your move.

No prior position was wasted, and I know that my past experience has built my business stronger than it ever would have been.

So, thank you. Thank you for your referrals, your business, and for your trust in me. I am overwhelmed with gratitude every time I get to help you.

Cheers to another year of growing this business together 🥂 - YS by @yaelstonebraker

I don’t ‘win’ by throwing out aggressive offers and hoping someone says yes.

Before I ever write an offer, I’m on the phone with the listing agent. I want to understand what the seller actually cares about, timelines, and where there’s flexibility that isn’t obvious online. That initial conversation shapes the entire strategy and tells me whether we’re negotiating on price, concessions, timing, or maybe even all three.

A lot of the savings my clients see comes from working multiple angles, not just the purchase price. Sometimes that looks like price reductions. Other times it’s seller-paid closing costs, rate buydowns, or builder incentives that don’t get advertised unless you know to ask.

This is also where the lender I recommend plays a huge role. They’re the mastermind behind how those concessions are applied - whether it makes more sense to use them toward a rate buydown, closing costs, or another structure that actually benefits you long-term instead of just looking good on paper. Strategy matters here.

My relationships with local agents and builder reps matter too. They know how I communicate, how I set expectations, and that when I write an offer, my clients can perform. That credibility makes a difference when it’s time to negotiate.

And once we’re under contract, the communication doesn’t stop. I stay proactive, address issues early, and keep everyone aligned so small problems don’t turn into expensive ones at the end.

Negotiating is something that really gets me excited, so let me do that for you, and save you some cash. If you’re buying in 2026 and want someone negotiating every detail for you, comment RELO or DM me to get started today by @yaelstonebraker

Everyone talks about the down payment and the mortgage, but no one is talking about the after costs 😅 especially new construction ones

New homeowners, how ya doing??? 👋

@homedepot wanna sponsor some home projects this winter? by @yaelstonebraker

I just bought a house in South Meridian, and I have a feeling this is going to be one of the next booming areas of the Treasure Valley.

If you’ve driven down Linder, Lake Hazel, Ten Mile, or Locust Grove lately, you’ve probably noticed just how much this area is changing. What used to be miles of farmland is quickly turning into new neighborhoods, commercial developments, and an entirely new pocket of the Treasure Valley.

Here’s why I think you should keep an eye on South Meridian….

LOCATION: You’re positioned between Boise, Meridian, and Kuna, with convenient access to all three. You can enjoy a little more breathing room while still being close to the amenities of the larger areas.

NEW CONSTRUCTION: Whether you’re pro or not, there is SO much development happening in this area. And it’s not just entry-level homes. We’re seeing a variety of builders, floor plans, lot sizes, and price points that appeal to buyers in different stages of life.

COMMERCIAL GROWTH: Companies are watching all the new homes go up and they’re responding. The new South Meridian Costco is a pretty big deal! I expect we’ll continue to see demand for restaurants, shopping, and everyday conveniences closer to these neighborhoods.

Target is going to bridge the gap between Nampa and Eagle road. My only complaint is that I wish the district on Ten Mile was filled with more local shops.

I won’t lie, at first I thought I was compromising on location when I bought here. Now, I’m a lot more confident in my decision and happy with where I placed my roots.

And while nobody can predict exactly what an area will look like in 5–10 years, I wouldn’t be surprised if South Meridian becomes one of the most talked-about places to live in the valley.

Wait, can home shopping actually be fun? YES!

But even more fun with CBH’s Homefest, which will be every Friday and Saturday from November 6-December 12. We don’t just get to walk through their homes - your kiddos can get their face painted (or you can too… I’m not judging)

The fam can get holiday photos, hot chocolate, goodies, giveaways, local vendors, and more to make shopping a little more fun.

…and their concessions and promotions are making all the difference in a market that can be tough to navigate.

Who’s coming shopping with me? 🔑 Comment CBH & I’ll send you more details by @yaelstonebraker

GO VOTE!

You can vote early today, tomorrow, or on November 3rd. If you’re new to Idaho and need to register, make sure you bring necessary documents. It’ll take 3 minutes to fill out the form and you’re ready!

Happy voting 🗳️ by @yaelstonebraker

EPISODE 6 PART 2 - THE OFFICE/GUEST ROOM

The Murphy bed is all set up and ready to host! This was a great way to make the most of my office space and allow guests to stay.

I don’t have an affiliate link, but comment here or DM me and I’ll send you the bed we bought

So many people in person have said ‘I love keeping up with your series!’ But truth be told - I’m not sure what project will be next. Any ideas?

Is it possible to make a life changing move and it not be because you hate where you’re from?

I’m here to answer yes.

If you’re thinking about making a move, I %100 understand it can be emotional. Even 5 years after leaving Hawai’i and loving Idaho, I still get sad about the childhood I left behind. I think that’s normal, and maybe even a good thing? 🤔

I’m here to guide you along the way, to navigate emotions, and help you make the best decision you can for your family.

Thanks for trusting me 🤎 -y by @yaelstonebraker

Before we go house shopping, there are a few things you should know.

1. We’re not just shopping for the house. We’re shopping for the location.
A $700k home in South Meridian can offer a VERY different lifestyle than a $700k home in Eagle or East Boise. We’re studying lot sizes, commute times, what’s going on nearby, schools, and what your day-to-day life will actually look like. Doesn’t matter what I like… What will suit YOUR life?

2. If you’re selling a home to buy the next one, we need to talk strategy BEFORE we start touring.
Do you need to sell first? Could you buy before selling? Would a contingent offer make sense? There are more ways to navigate a step-up purchase than you might think, and the right approach depends on your equity, finances, and timeline. I can help with all of those.

3. We’re comparing more than just listing prices.
Especially with new construction! A $750k resale and a $750k new build can come with very different expenses, incentives, landscaping needs, and long-term costs. I want you to understand what you’re actually getting for your money.

My job is to help you make a smart move, not just a move.

So, who’s coming shopping in the chilly November weather? Comment ‘SHOP’ so we can get a curated list going for you by @yaelstonebraker
