Everybody wants the returns, but somebody has to make the numbers work first. 💻🏢

Today’s agenda: Adjusting the underwriting, analyzing expenses, stress-testing projections, and making sure this multifamily redevelopment makes financial sense.

Active investors handle the strategy, acquisitions, financing, renovations, and asset management.

Passive investors put their capital to work alongside experienced operators without managing the day-to-day.

Different roles. Same goal: Building wealth through real estate. 📈

Whether you’re interested in becoming an active or passive investor, understanding the numbers is where it starts.

A day in the life of a multifamily real estate investor & developer 🏢💻

And believe it or not, this is a SLOW day. 😂

Managing maintenance requests, working my 9–5, attending a networking event, responding to endless emails and messages to keep our real estate development project moving, and prepping tomorrow’s maintenance orders for our stabilized multifamily property.

The part of commercial real estate investing you don’t always see is the day-to-day asset management, property operations, and behind-the-scenes work it takes to execute a business plan.

Acquiring the building is one thing. Operating it and creating long-term value is another. 📈

P.S. I'm going to get a mic soon but that orange thing matches my dress 🤷🏽‍♀️ by @1_miki

From Florida to St. Louis! ❤️

It meant so much to have out-of-state investors come walk the property and learn more about multifamily investing from the passive investor perspective.

They have been so supportive of my journey, and the fact that they took time to come see the vision in person means more than they know!

We had long workdays, but we couldn’t let the moment pass without snapping a quick picture! 📸😂

Grateful for investors who believe in not just the investment, but the people behind it. 🏢💚 by @1_miki

I was recently asked: Do you get tired?
My Response: Absolutely!! But the work still has to get done.

Between a full-time career, being a parent, owning and asset-managing apartment buildings, and everything else that comes with building the life I want, there are definitely days when I’m tired.

But one thing I’ve learned is that taking care of myself gives me the energy to keep showing up for everything else.

I’ve been consistently working out for almost two years now, and I can honestly say my energy is completely different. Not because life got easier or my schedule got lighter but because I got stronger, more disciplined, more intentional about making myself a priority, and an amazing trainer to keep me accountable.

The same discipline applies to building wealth. You don’t have to do everything yourself, but you do have to decide how you want to participate.

Whether you’re an active investor ready to work alongside us and stay accountable, or a passive investor looking to put your capital to work while an experienced team handles the day-to-day.. lets connect!

There’s more than one way to build wealth through real estate. The important part is getting started and staying consistent. 💪🏽🏢📈 by @1_miki

The final 90 days of the year aren’t just about setting new goals, they’re about executing on the ones we already said mattered.

One thing I’ve learned in entrepreneurship is that accountability hits differently when you’re sitting at a table with people who understand what you’re going through and are going to ask: What did you commit to? What did you actually get done? What’s getting in the way? What are you doing next? And how can we help you?

Our monthly accountability group (led by our great mentor) continues to be a space for strategy, perspective, support…and sometimes the conversations you don’t necessarily want to have but absolutely need to have. 😂

As we head into Q4, my focus is simple: less talking, more execution. Finish what I started. Hit the goals. And walk into 2027 stronger than I entered 2026.

Here’s to the last 90 days. Let’s make them count. 💪🏽

The internet loves an either/or argument.

Stocks OR real estate.

Active OR passive.

Houses OR apartments.

Real life doesn’t work that neatly!

You can actively own properties where you want control and passively invest where you want exposure and partnership without another operational responsibility.

Some investors do both.

Your portfolio should serve your goals, time and risk tolerance, not somebody else’s content strategy. 😜 by @1_miki

I sometimes hear “passive real estate” interpreted as if nobody is doing anything. 😂

Oh, somebody is working!

The sponsor/operator is finding the property, securing financing, managing the business plan, having lots of meetings, and overseeing daily operations.

The passive investor’s responsibility is different: educate yourself, evaluate the sponsor, understand the investment and risks, invest, and monitor performance.

Passive refers to your ROLE, not the amount of work required to make the asset perform.

Somebody needs to tell the TL: Active commercial real estate is not just standing in front of buildings holding keys (although I do love that part 😜).

There are lenders, attorneys, investors, contractors, property managers, accountants, insurance, construction, leasing, reporting, and approximately 847 spreadsheets.

Bigger property provide scale but they also require systems, teams, and 365 days of execution.

This business is a team sport.

Moving into commercial multifamily changed how I thought about real estate.

Instead of focusing primarily on one house and its resale value, I started thinking about NOI, occupancy, operating expenses, revenue opportunities, financing and the performance of an entire asset.

Bigger buildings bring bigger complexity, so please don’t translate this into “apartments are easy.”

They are absolutely not. 😂 iykyk

But I became more interested in building and improving assets, not constantly starting over with another transaction.

I made a guide on how investing in apartment buildings work, DM me if you're interested and I'll send it to you! 🏢📈 taken in St. Louis, Missouri by @1_miki

Stop touring properties before you understand the numbers. 🏢📊

One of the biggest lessons in real estate investing is that the financials come before the building.

A property can have beautiful units, a great location, and plenty of “potential”... and still be a bad deal!

Before my team spends time touring a property, we need to understand the rent roll, historical income and expenses, NOI, debt assumptions, renovation budget, projected rents, reserves, and ultimately what has to happen for the deal to actually make financial sense.

That’s why learning underwriting and financial analysis is foundational to becoming a real investor. The pictures might get you interested. The numbers determine whether we keep going.

And if you’re still learning? Partner with someone who has experience analyzing and operating deals. There is nothing wrong with being new. The expensive mistake is being new and assuming enthusiasm can replace experience.

You can fall in love with a property very quickly.

The spreadsheet usually brings you back to reality. 😂

Underwrite first.
Verify the assumptions.
Then, if the numbers earn it, go see the building. taken in St. Louis, Missouri by @1_miki

Let’s clear something up: rental income and passive investing are not automatically the same thing.

When you own the property yourself, somebody is responsible for leasing, maintenance, tenants, turnovers, bookkeeping, insurance, taxes and the random issue that somehow happens at the worst possible time while on vacation, sleeping, or enjoying life. 🥴

You can hire property management, but as the owner, you’re still ultimately responsible for the asset.

Rentals can be an incredible wealth-building tool.

Just don’t buy one unit/house thinking you purchased a magical ATM that deposits rent while you sleep. by @1_miki
