A work in progress. A single-family renovation/addition project in Portage Park for a multi-generational family. An expansion of the second floor creates more spacious bedrooms while revisions to the first-floor result in a large gathering space for large family gathering.

More scenes from our shoot at The Grace Street Treehouse last week. We had an incredible team documenting this beautiful home. Thank you to @alacartestudios for amazing styling, @jamesjohnjetel the 34-TEN team (Jarrett and Fanny). A special thank you to @fromgoodtograce for letting us invade your home for not one, but two days!

Some scenes from our shoot at The Grace Steet Treehouse last week. With this renovation, an existing but underused light well was reimagined as the home’s defining feature. Enlarged glazing and a reconfigured plan —primarily transforming a former mechanical room into the children’s “treehouse” study — now allow daylight to cascade through all three levels in a single vertical gesture.

We enjoy the challenge of a project with unique requirements. We’ve worked with a number of musically inclined clients over the years and have designed home rehearsal and recording studios. Studios have many technical requirements and can be incredible spaces if approached thoughtfully and holistically. At the Lantern House, we integrated lighting and acoustical strategies with our friends at @hoiland.studios. The resulting space is minimal and calming, the perfect space to inspire creativity.

This week, we obtained a highly anticipated building permit for a single-family home in Roscoe Village. Originally envisioning a traditional gabled form, the design evolved into a restrained, flat-roofed masonry residence that draws from Chicago’s culture of brick building without imitating it. A light-toned modern brick façade and carefully proportioned openings give the house a quiet confidence, while a complementary perforated brick weave wall provides privacy and softens the street edge.

A first and second floor plan showing the transformation of a classic 1930s Tudor residence in Park Ridge. A thoughtfully scaled rear addition at the first floor expands the kitchen, and a second-floor addition introduces a new primary suite above the garage-turned-family
room, seamlessly expanding the home’s living space.

A new rear deck is carefully designed to preserve and celebrate an existing mature oak tree with a new masonry garage located at the rear of the property.

Introducing the Alta Vista Terrace project, located in Chicago’s landmarked row of turn-of-the-century townhomes.

Outside, the block’s Victorian character remains fully intact: bracketed cornices, bay windows, carved limestone.

The work ahead is restraint as much as renovation — preserving what made this a landmark while making it livable again.

Architect: @34ten

Bracketed cornice work, a curved bay window hood, hand-carved limestone trim — original to this Alta Vista Terrace townhome.

The bones of the house, still original.

Herringbone parquet under decades of wear, drapery and finishes untouched since installed.

Before renovation: Original crystal chandelier hanging over the stairwell.

Brick-pattern tile in the kitchen meets original herringbone oak parquet at the threshold — a small detail that says a lot about how this house was built and lived in. Both original, both worth keeping in mind as the renovation moves through each room. taken in Alta Vista Terrace District by @34ten
