Wait… the seller can help PAY for me to buy the house?! 👀

Yep. It’s called a seller concession, and it’s one of my favorite tools when we write an offer.

And here’s the thing — we are in a negotiation market. Sellers are negotiating, buyers have a LOT of room to ask right now, and concessions are absolutely on the table.

Depending on your loan type, a seller can kick in 2%–9% toward your closing costs, prepaid items, and even discount points to buy your rate down. On a $300,000 home, that’s up to $27,000 of help. 🤯

If you’ve been sitting on the sidelines waiting for the “right time” — this is it. Let’s talk strategy.

Save this cheat sheet — and DM me “NUMBERS” and I’ll run exactly what this looks like for you.

Buying your first home in OKC/ Edmond doesn’t have to mean finding the house you’ll stay in forever.

Sometimes the smartest first move is the one that gives you a solid monthly payment, a location that works for your life right now, and enough of what matters most that you can actually see yourself living there.

Your first home can teach you what you care about, give you a chance to build equity over time, and put you in a stronger position for whatever you want next.

That’s why I’d rather help you figure out what really matters than watch you wait another year for a house that checks every single box.

If you’ve been talking yourself out of buying because nothing feels “perfect,” send me START. I’ll help you look at what getting started could realistically look like for you.

6 fall getaways under 2 hours from Oklahoma City that I’d return to every year 🍂

Save this for the next cool-weather weekend when you want to get out of town.

📍 Guthrie | About 40 minutes
Historic downtown shopping, Victorian architecture and a cozy bed-and-breakfast stay. Add a Guthrie Ghost Walk for a little October atmosphere.

📍 Red Rock Canyon Adventure Park | About 1 hour
Red sandstone walls, hiking trails and colorful Caddo maples. Pack a picnic and spend the afternoon exploring—or bring camping gear and stay longer.

📍 Turner Falls Park, Davis | About 1½ hours
A 77-foot waterfall, rocky trails and fall scenery in the Arbuckle Mountains. Bring a light jacket and make a day of it.

📍 Sulphur & Chickasaw National Recreation Area | About 1½ hours
Wooded trails, creekside picnic stops and fall color in the Arbuckle foothills. Pair an outdoor morning with a visit to the Chickasaw Cultural Center.

📍 Roman Nose State Park | About 1½ hours
Canyon scenery, hiking and a lodge or cabin stay for a weekend with very little on the agenda. Bring your layers and leave time to wander.

📍 Medicine Park & the Wichita Mountains | About 1½–1¾ hours
Explore Medicine Park’s cobblestone charm, then head into the wildlife refuge for hiking and wide-open views. Perfect for a little town time and a little trail time.

🍁 For fall color, aim for late October into early November—timing varies with the weather.

Drive times are approximate from central OKC and depend on traffic and your exact destination.

Send this to your fall road-trip person and pick a weekend. 🤎 taken in Oklahoma City, Oklahoma by @405metroliving

🏡💕 Still waiting on 3% mortgage rates to come back?

You might be waiting a while. ⏰

Here’s what people forget — rates have been ALL over the place throughout history. Double digits in the ‘80s, under 3% in 2020, and everything in between.

Those 2020–2021 rates? Extraordinary. Not the norm.

And here’s what I tell my buyers:

💗 You can refinance a rate if it drops. You can’t go back in time and buy at yesterday’s price.

Does that mean everyone should run out and buy today? Absolutely not. It means look at the BIG picture:

💙 What can you comfortably afford?
💗 How much negotiating power do you have?
💙 Can the seller help with closing costs or a rate buydown?
💗 Does buying fit YOUR financial goals?

Here in OKC and Edmond, buyers have negotiating opportunities they didn’t have during the crazy competitive market a few years ago.

And waiting for a lower rate doesn’t guarantee a lower home price.

✨ The best time to buy isn’t when everyone else says it is — it’s when the numbers and timing make sense for YOU.

That’s where a Realtor who knows the local market and how to negotiate makes all the difference. 🔑

Curious what buying in today’s market could actually look like for you? Let’s run the numbers. 💕
