Working to Mercer Island's maximum downhill height, the design lifts the main living spaces as high as possible to capture sweeping views of Seattle and Lake Washington.

The top floor is a full-level penthouse, holding all the primary living spaces and the primary suite. The middle floor is reserved for the garage and service spaces, and the lower level is a self-contained home of its own.

Two asymmetrical gable roofs frame the program inside. Glazing runs the full span of the structure's edge, bringing in soft daylight even on overcast days.

At the center of it all is a gourmet kitchen with a 20-foot-long island, made for our culinary-minded clients.

set on the shore of Lake Washington, this residence began as the ticket booth for the Mercer Island ferry.

The existing double-story fireplaces and vaulted gable roof, with its exposed timber beams, are retained and restored as the primary structural and spatial elements of the original building.

We located the original 1960’s brick in current production, allowing the existing masonry wall to extend seamlessly into the interior. The continued wall defines a new double-volume foyer, the organizing center for the new program. The new roof and façade carry the same material language, resolving old and new as a single architectural whole.

Currently under construction.

Demolition is officially underway on our residential remodel.

Rather than stripping away the home's original character, we're keeping key elements like the gabled roof and exposed timber beams.

As we strip the structure down to its bones, we're redesigning the fair-face red brick wall as an extension of the original 60-year-old masonry, using it as both the exterior façade and interior material. The textured brick pairs with warm wood tones to ground the new spaces in the home's original structure.

We recently took our clients behind the scenes for a site visit to the aluminum window manufacturing facility- Openwindow, manufacturing Reynaer frame from Belgium. It is important to delve into the fabrication process to have a greater insights to the design profiles, detailing, and material quality firsthand.

An update as we reach a significant construction milestone for a major architectural element in this Mercer Island home. The extensive overhanging roof serves both as a bold structural statement and a canopy defines the architecture.

Watching the transition from raw framing into actual architectural spaces.

A sneak peek of what’s to come at our BelWest project! This midcentury home on Lake Washington is undergoing a full gut remodel, along with the two DADUs on the property. We can’t wait to share all of the thoughtful details and craftsmanship that are going into this home to ensure it lasts for generations to come.

An exciting update on our on-going project at Mercer Island as the full height window glazing has recently been installed on site. The private dwelling featuring a panaromic view towards the washington lake is slowly taking shape!

A major remodeling cum restoration project kick started it's construction!

We designed the fair-face red brick wall as an extension from the 1970's wall, it acts as both exterior and interior material palette, pairing it with warm and natural wood textures. The brick screen filters the light into the dining space, and defining a double-volume new entry foyer. It creates a subtle yet compelling atmospheric experience in the extended living area.

Design with respect to the traditional craft and blending with new contemporary tactile materials and human scale.
