It can make financial sense to buy a home but there are important things to consider when weighing your options to rent or buy. Ask yourself these questions:

- Will I live here for 10 plus years?
- Is my total monthly housing cost lower than 28% of gross monthly income?
- Have I saved a 20% down payment?
- Am I OK if the value of my house goes down?
- Am I excited about buying?

Rent is the maximum you’ll pay.
Fridge breaks = $0 to you. Investments pay more than rent increases.

What are we supposed to do at a final walk through?
This is a question I get asked all the time from home buyers, so let me explain. The final walk through is basically our opportunity to look over the property one last time before closing. Now most of the time I tell my clients, you go ahead and start imagining your life here or discuss how you’ll start decorating. Meanwhile, I run around like a psycho and check on all the not-so-sexy parts
Here’s
what I check for you:
* Lights (interior + exterior)
* Faucets + running hot water
* Garbage disposal
* Kitchen appliances (emptied + turn on properly)
* All cabinets + vanities
* Closets
* Doors, windows + locks
* Railings
* Toilets
* Bath/showers
* Exhaust fans
* Washer + dryer
* Crawl space
* HVAC
* Storage shed
* Any new damage on flooring or walls
* Signs of active leaks
* Seller’s personal property has been removed
* Confirm any negotiated repairs

Most of the time all of this checks out. However, in the event something is wrong we communicate the issue immediately with the listing agent to make sure we can get it taken care of.

If you can’t make it yourself, I will go do it for you and send the video! We never ever want to skip this step in the process... l’ve come across some crazy problems . When we catch these things before closing, the sellers are typically responsible for fixing them.
