My first buyer since becoming a full time agent again just closed on her home, and I want to share the story of why this transaction will permanently stay with me. 🏡✨

She needed to stay in one specific neighborhood, so this wasn’t a search through dozens of homes. It was about making this home work for her and children.

We spent a lot of time talking through the numbers and figuring out what she was truly comfortable paying each month. But the real challenge was the fact she had to move out of the house she was renting within less than 30 days so we had a strict time limit.

After going under contract, we scheduled the inspection and I successfully negotiated maintenance requests. The appraisal was ordered, and thankfully it met value! Underwriting went smoothly too, but we did run into a surprising last-minute delay waiting on bond documents to be released, that have to do with using a down payment assistance program. This was after we had received “clear to close” from the lender, so it definitely threw us for a loop.

There were moments like these when my client was nervous, and honestly, me too! A huge part of my job is helping buyers feel informed and supported through all the uncertainty that can arise like this. At times I felt like I was absorbing the stress and I was grateful I could be there for her in that way. The lender @danielle.hajda with Fairway Mortgage, was absolutely incredible and communicative throughout all of this.

In the end, we made it to the closing table, and she is officially a homeowner. Knowing her children now have a place to call home indefinitely, makes this so much more meaningful.

This was my first buyer closing in years since jumping into real estate full time, and rejoining KW with the @dukerealtytx team. I owe my team a huge thank you for the guidance they’ve provided and I’ll never forget the lessons I’ve learned in this transaction. ❤️
