I don't talk about this often, but it's time.

Can you afford the house… or just the mortgage approval?

Here's the truth nobody tells you at the open house:
The bank approving you does NOT mean you can afford it.

I've watched too many people sign for their dream home, then:
😩 Live paycheck to paycheck
😩 Skip vacations for years
😩 Panic every time the water heater breaks
😩 Rack up credit card debt just to keep the lights on

That's not homeownership. That's a 30-year stress sentence. ⛓️
Enter the 3X Rule

Keep your home price at about 3 times your yearly salary.

I ran the numbers, and this rule holds up. At today's rates with 10% down, your housing payment stays right around 28% of your gross income. That's the lender sweet spot. ✅

BUT here's what the chart won't tell you ⚠️
👉 Got car notes, student loans, or credit card debt? Drop to 2.5X.
👉 High property taxes or insurance where you live? Go lower.
👉 Putting less than 10% down? Your payment just went up.

My recommendation: treat 3X as your CEILING, not your goal. 🎯
