The biggest purchase of my life. My 8 unit apartment building.

The cleanest laundry room in the city! IMO 😉 iykyk!

After the gutters get replaced this building be operating on autopilot. It will be time to sit back and just maintain things as needed.

it was pretty clean when I bought it. The previous owner had it for 25 years. Hopefully I can hold it for the next 25. This building is building wealth one month at a time 💪

While watching the Bengals game I was drafting up my RENT INCREASE LETTERS. This is the part I hate but when everyone is paying $300 less a month then market rent, it’s necessary. The building has to pay for itself or the investment CRASHES. The repairs, maintenance, utilities, property taxes, and the mortgage companies don’t care about what we as people are going through. Business is business.

The increase is minimal and I’m not jacking everyone’s rent up by $300. Although Ohio laws allow me to do that, I won’t. They will still be less than market rents and it won’t go into effect until January 1, 2027
