Read a very enlightening article today about the Co-Owners of @officialpandaexpress , Andrew and Peggy Cherng.

As CEO's, they actually have a vested interest in their employees obtaining homeownership thru workshops on how to budget + save up for down-payments, and homebuying seminars with their in-house real estate legal team. Imagine if more bosses cared like them on this same level... 💯

A couple key takeaways I learned were:

✅️ 70% of their General Managers make $100k year

✅️ 63% of their managers own a home with a median age of 34 yrs old compared to just 35% of the national average of those under 35yrs old

Not gonna lie to you, if most 3-4 unit residential multifamily properties in general are going for between $1M- $1.4M... then it might behoove you to consider diving into a 6-unit commercial multifamily property especially if it's priced at $1.150M 💯.

This one is located in Los Angeles with 12bds, 6bths, and all 6 units have 2bds/1bth! Also, each unit comes with a 1-car parking space. The pro-forma rents are $2,200mth.

Last week I showed you what a Mid-Century Modern fixer for $950k looks like, and now comparing it to this beautifully updated one with 3bds, 2bths, and 1700sqft going for $1.7M also located in the same neighborhood of Long Beach.

It's such a pleasure for me to see + learn the stark contrast between the 2 properties, and how each one's characters + conditions have an affect on It's market value resell price. As a seller out there you must be aware of what the ceiling price point of your property is cause if you don't play your cards correctly... you could be leaving 💰 on the table 😉!
