Tight budget. Real options. Let’s explore what could work for you. 🏡

Buying a home in Ontario starts with understanding your options and what you can comfortably afford.

1️⃣ You may not need 20% down.
Minimums for eligible purchases below $1.5M: 5% on the first $500,000 + 10% on the portion above $500,000. At $1.5M or more: 20%.

Example: a $600,000 home = $35,000 minimum down payment, before closing costs.

2️⃣ Family support can help.
A documented, non-repayable family gift may help fund your down payment. A qualified co-signer may help you qualify and takes on repayment responsibility. The down payment is still required.

3️⃣ New to Canada? Check your eligibility early.
Eligible newcomers and work-permit holders may be able to buy. Federal buying eligibility, lender requirements and exemptions from Ontario/Toronto foreign-buyer taxes must be checked separately.

💡 Your budget should also account for mortgage default insurance where required, land transfer taxes, legal fees, property taxes, maintenance and other ownership costs.

🏡 September GTA Market Watch

“Prices are down” is a headline, not a strategy. Here’s what I’d focus on before making a move.

September recorded 5,040 sales, down 9% year-over-year, with an average selling price of $1,006,409, down 5.1%. New listings also declined, but fewer listings haven’t resulted in a broad price rebound. Both the average price and benchmark price edged lower from August after seasonal adjustment.

My take? Buyers still have opportunities to negotiate, but not every property gives you the same leverage.

Look at the difference within the City of Toronto. Semi-detached homes averaged 104% of asking with 21 days on market, while condo apartments averaged 97% of asking with 40 days on market.

That’s why I wouldn’t approach those two purchases, or those two listings, with the same strategy.

For buyers, focus on comparable sales, the competition and what comfortably fits your budget. A softer market can give you more room to negotiate, but it doesn’t automatically make every asking price a good value.

For sellers, build your pricing strategy around what comparable homes are actually selling for, not what another seller is hoping to get.

The question isn’t simply, “Is the market up or down?”

It’s, “What does this market mean for my next move?”

🏡 CONDITIONAL OFFER ACCEPTED. NOW WHAT?

A conditional offer doesn’t always mean the seller has to sit back and wait.

That’s where an escape clause can matter.

If a buyer’s offer is conditional on selling their current home, an escape clause may allow the seller to continue marketing the property.

If another acceptable offer comes in, the seller may be able to trigger the clause and give the original buyer a specified time to firm up or let the seller move forward.

For buyers: ⚠️ Know exactly what happens if the clause is triggered.

For sellers: 💡 Understand how the right clause can provide flexibility.

The offer price gets attention. The clauses can determine what happens next.
