This lesson teaches how to compare communities and properties. It is not a live price report. 1. Learn the market in four layers
Community → building or development → unit → price. A community name narrows your search; it cannot answer whether a particular home is fairly priced or easy to rent.
Two apartments in the same district can have different layouts, floor levels, outlooks, noise exposure, service bills and management quality. Two villas can have very different plots, renovation requirements and access to a school gate. Compare those differences before using an area average.
Use three separate questions:
Living: Does this home improve everyday life within the complete household budget?
Income: Which tenant would choose it, at what rent, and what remains after expenses?
Growth: What evidence supports an increase in value, and what could make the assumption fail?
