Most people don’t realise this until it’s too late.

That “dream” new build they reserved?
It ends up costing far more than they planned.

Not because the price changed , But because of everything they didn’t account for. Upgrades, Extras, Pressure decisions, Hidden costs.

It adds up fast.

The problem is, developers are great at selling the vision.
But buyers aren’t always shown the full picture upfront.

And that’s where mistakes happen.

If you’re thinking about buying a new build, take your time.
Ask more questions than you think you need to.
And never assume anything is included.

Because the small details?
That’s where the real money goes.

Here’s what you should actually do before you reserve a new build:

1. Visit more than once
Go back at different times of the day ,traffic, noise, and even the feel of the area can change completely.

2. Check what you’re REALLY paying for
Compare it with similar developments nearby. Different developments come with different premiums and incentives , don’t get caught out.

3. Research the developer properly
Don’t just trust the show home . Check reviews and past projects. And remember, quality can vary between developments depending on the contractors used.

4. Get your finances ready first
Speak to a mortgage advisor before you reserve the last thing you want is pressure and unexpected surprises.

5. Line up your solicitor early
You’ll usually have around 28 days to exchange. Delays can risk you losing the property.

6. Ask for ALL costs upfront
Service charges, maintenance fees, parking, extras , get everything clearly in writing.

7. Know what’s included vs what’s extra
Flooring, appliances, turf, garden fences , they’re often not included. Be clear on what you’re actually getting.

8. Plan a snagging inspection
Even brand-new homes can have issues , don’t skip this step.

Most people focus on the show home. Smart buyers focus on what happens before they sign.

That’s exactly where @adiat.homes comes in.

Thinking about buying a new build? It’s exciting but the choices you make early on can shape your home (and finances) for years. Here’s a simple guide to help you decide smartly.

1. Location Still Comes First
Even with a brand-new home, location is everything. schools, is the area diverse ? Does it implicate your family values etc , and future developments nearby.

2. Understand What You’re Paying For
New builds often come with a premium. Ask:
– What’s included in the base price?
– Are upgrades worth it?
– How does it compare to similar resale homes?

3. Developer Reputation Matters
Research the builder. Look at past projects, reviews, and build quality. A glossy show home doesn’t always reflect reality.

4. Choose Layout Over Decor
You can change finishes later, but not the floor plan. Think long-term:
– Storage space
– Natural light
– Room sizes

5. Be Smart with Upgrades
Developers offer lots of extras (flooring, kitchens, lighting). Some are overpriced, prioritise upgrades that are hard to do later.

6. Energy Efficiency = Savings
New builds are usually more energy-efficient. Check EPC ratings, insulation, and heating systems to keep bills low.

7. Be Clear on Timelines
Delays happen. Make sure you understand:
– Build completion estimates
– Mortgage offer expiry
– Moving flexibility

8. Don’t Skip the Snagging Survey ( always get a professional snagged)
Even new homes have issues. A professional snagging survey ensures everything is fixed before you settle in.

Buying a new build isn’t just about picking a house…
It’s about making the right choices from day one

From layout to finishes (yes, even your kitchen cabinets 👀), every decision impacts your lifestyle and long-term value.

Don’t do it alone.

Let’s talk facts, not assumptions🏡

The new build vs old build debate has been around for years, and it comes with many opinions, views, and perspectives, which is completely understandable. However, many of the claims we hear are myths rather than facts.

The truth is, there is no universal “right” answer when it comes to buying property. The best choice depends on your circumstances, priorities, and long-term plans.

That’s exactly what we’ll be unpacking in this live session, separating facts from myths around new build properties.

Join us , my self and @stylewithkuddy for an informative and interactive conversation where we’ll discuss:
• Common misconceptions about new builds
• The real advantages and trade-offs
• What buyers should actually look out for
• Practical tips to help you make an informed decision

The session will also be interactive, so feel free to bring your questions. taken in Manchester, United Kingdom by @adiat.homes
