Dubai property prices have climbed, but compared with other major global cities, buying a home here is still relatively affordable.

According to UBS, a skilled service worker would need around 5 years of income to buy a 60 sqm apartment near Dubai’s city centre, compared with 11 years in London and 15 years in Hong Kong.

That doesn’t mean every property is good value. It means Dubai still stands out globally for affordability, especially when price, rental potential and location all line up.

Dubai’s apartment market took a breath in August, but it certainly didn’t stop moving.

A total of 9,260 apartment transactions were recorded, with off-plan sales accounting for 74.1% of the market. Overall activity was 20.9% lower than July, including:

• 6,859 off-plan transactions
• 2,401 ready-property transactions

But here’s the important part: property data doesn’t always reflect what’s happening on the ground immediately. Deals agreed today can take several weeks to appear in the official figures.

And buyers haven’t disappeared. They’re simply taking their time,comparing projects, questioning prices and waiting for the right opportunity.

Dubai’s market is becoming more selective. For serious buyers and investors, that could be where the best opportunities begin.
