Will we make it before the baby comes? Well… I sure hope so!

This is where we’re spending all our free time at the moment — cleaning, protecting, planning, fixing and doing everything we possibly can to make sure we can actually move in within the next few weeks.

The last couple of weeks have brought major progress in the renovation of our new home. Endless design decisions, endless site meetings, and endless challenges along the way — but little by little, step by step, it’s all starting to come together.

The smallest design decisions often have the biggest impact. We loved the idea of a multi-format terrace pattern, but for this project it felt too rustic against the neoclassical direction of our home.

By working with a clean 30x60 format and focusing on the layout instead, we created a more tailored and timeless look while still adding movement and interest to the space.

Excited to see the final result once the grout is in place!

One of the first things we analyze when evaluating a new project isn’t the design. It’s the building license strategy.

Most investors focus on purchase price, project budget, expected resale value. But often forget one of the most important variables.

Time.

A project requiring an Obra Mayor in Marbella can take significantly longer than to get approved than a similar project in Benahavís. And if you are renovating to sell, every month matters.

The lesson?

Sometimes the municipality is just as important as the property itself.

One lesson we learned the hard way.

When we sold our penthouse within a year of purchase, we couldn’t recover the money we spent on the full acquisition cost. To even reach break-even, we would need a 15% market increase to cover the transaction and selling costs. And that just didn’t happen within a year.

In a development project, the situation is of course different. Here, the job is to maximize value creation with minimal cost - which is both challenging and rewarding.

For our new house, the main focus is to create a home that is perfectly adapted to our life and preferences - and we are planning to live there for many years to come. However, every decision is of course shaped by the idea of maximizing value for a future sale too.

Real estate development is a slow and challenging process.

That’s why it’s important to see the small milestones and achievements along the way.

The final hallelujah moment was definitely a happy surprise for my wine nerd husband - who suddenly had double the space initially imagined to store his wines. For me, it was more about thinking that we have to redesign the space… (again…)

Renovation progress of the last week

1. Installations are in full speed. Electricity, plumbing, AC - everything prepared for closing ceilings and putting up walls.

2. Decisions, decisions, and more decisions…. We just got the delivery of the exterior floor and I can’t wait to see the result

3. Critical measurements - of course including the size of Tysons head to make sure the staircase railing is falling-proof
