If you’re buying in North Carolina, save these five tips:

1. Start with a buyer consultation so your agent understands your goals, timeline, and must-haves.
2. Talk with a lender about your total monthly payment, not just the price you’re approved to buy.
3. Research the community. Check the commute, schools, nearby amenities, and any HOA rules.
4. Plan for upfront costs, including a possible due diligence fee, earnest money, inspections, and closing costs.
5. Get inspections during your due diligence period. You want to know what you’re buying before that period ends.

Picture this: you get the keys and expect freshly mopped floors, gleaming mirrors, dusted shelves, and those perfect lines in the carpet. But the seller’s belongings and trash are gone, and that’s where the cleaning stopped.

In North Carolina, a professional cleaning isn’t automatically required by the standard contract. If it matters to you, ask for it while you’re negotiating and make sure the details are agreed to in writing.

You signed ALL those papers, took the closing picture, and you’re ready to walk into YOUR house… but hold on. 😂🔑

In North Carolina, signing your closing documents doesn’t necessarily mean you get the keys immediately.

The deed still has to be recorded. Once recording happens, closing is complete and you can officially take possession.

And if you need access before closing? That shouldn’t be casual or assumed. Early possession needs to be agreed upon and properly documented.

It’s a small detail, but it’s one I make sure my buyers understand BEFORE closing day. 🏠✨

“People keep telling me I shouldn’t buy a house.”

I met a young woman today who told me she’s been working for years and has thought about buying a home for a long time. But every time she considers it, people around her tell her not to.

So I asked her, “Have the people giving you this advice ever bought a house?”

Because think about it…

If I ask you for directions and you confidently tell me exactly how to get somewhere, then I find out you’ve NEVER actually been there… I might have a few more questions. 😂

And yes, someone can own a home and still have had a terrible experience. But there’s usually more to the story. Did they overspend? Buy at the very top of what they could afford? Were they trying to keep up with the Joneses? Did their financial situation change?

Their experience matters, but it doesn’t automatically become YOUR future.

Get good information. Understand your own finances. Talk with qualified professionals. Then decide whether homeownership makes sense for you.

Okay…we need to talk about HOAs. 😂

After reading some of the comments on my other video, I realized people have some STRONG feelings about them.

And I get it.

But while I was walking through a house today, I kept thinking about that conversation because an HOA isn’t automatically good or bad. I want my buyers asking a better question:

What am I actually getting for what I’m paying?

That’s where the conversation gets interesting.
