South Dakota Housing has done it again, offering a first-time homebuyer program to help make buying a home a reality! 🏡🙌

If saving for a down payment has been holding you back, this is news you’ll want to hear!

Launching November 2, the new “Give Me Five” program offers eligible buyers assistance equal to 5% of their first mortgage amount toward their down payment and/or closing costs.

Here’s what makes it exciting:
✅ No monthly payments on the assistance loan.
✅ Forgiven after five years when you live in the home as your primary residence and meet all program requirements.
✅ Available for qualifying homes priced at $410,000 or less.

And “first-time buyer” may include YOU-even if you’ve owned before! If you haven’t owned a home in the past three years, you may qualify. Income limits and other eligibility requirements apply.

This program will be available for a limited time through participating lenders, so now is a great time to start the conversation!

Message me “FIVE” and I’ll help connect you with a participating lender to explore your options.

No surprise…this charming McKennan Park home went under contract its first weekend on the market!

The buyers fell in love with its character, beautiful location, and the potential in this charming home. After being loved by the same family for 53 years, we’re excited to see this home’s next chapter come together. So happy for my sellers! ❤️ taken in Sioux Falls, SD by @amanda.starzl

I just spent the last couple of days at eXp Con in Salt Lake City with other SD eXp agents/friends. ❤️

I leave feeling so thankful to be part of eXp Realty. This company is always thinking ahead-embracing new technology, sharing ideas, and finding ways to help us become better at what we do. Being able to collaborate with and learn from some of the best in the business is pretty incredible.

And a fun bonus…Jim happens to be in Park City for work, so I got to see him and experience the INCREDIBLE beauty of this area! 😍 by @amanda.starzl

A lot of real estate advice gets repeated because, at one point, it probably made sense. 🤭

But that doesn’t mean it makes sense today.

“Wait until interest rates come down.”
“Wait until spring.”
“Price it high—you can always come down later.”
“You need 20% down.”

The problem isn’t that these are always wrong. The problem is treating them like rules.

Lower rates can mean more competition. Spring can mean more inventory. Overpricing can cost you your best window of attention. And there are plenty of loan options that don’t require 20% down.

Real estate isn’t one-size-fits-all. The best move depends on your situation AND the market you’re in.

If you’re thinking about buying or selling and wondering what actually makes sense right now, let’s talk. I’m always happy to walk through it with you.

Asher and Cate’s 16-year-old trip was an absolute blast! A Vikings game, deep-sea fishing for the boys, a spa day for the girls, shopping, beach time, lots of steps, and lots of good food & conversations. We couldn’t have asked for a better trip, and I’m so thankful for the memories we made together.

We started this tradition with Ella, and it’s a little bittersweet to realize we only have one more 16-year-old trip to go. ❤️ taken in Clearwater Beach by @amanda.starzl
