Thank you Google for the trip down memory lane! Two years ago viewed our current primary residence. Living in a rehab started out hectic, but we've slowy turned the place around. The plan is to 1) Rent it out when we move 2) Get a HELOC to purchase our next flip/BRRRR.

A quad came on market and after a day the highest and best offers were due. Unfortunately, I saw it day two and the property was under contract before I could put in an offer. After a few days, it was back on the market. I put in an offer $35,000 over asking price AND accepted the counteroffer of $7,000 appraisal gap. The seller came back asking for MORE.. a full appraisal gap AND an additional $15,000 for the purchase price. Do you think this seller’s market is coming to an end soon?

The making of Tiny! I purchased door #2, my first short term rental, with a partner. Finding/developing land, familiarizing ourselves with Tiny homes and managing a short term rental from ~2 hours away was a true learning experience. I'm happy I had a friend/partner along the way!

Door Number One - babygirl.

This is my very first home purchased in 2016.
I bought this home before I was interested in investing in real estate, but it turned out to be a nice stepping stone.

🔙 While living in the home. I "house hacked" for a couple of years. (aka I let friends rent my guest room to help pay down my mortgage.)

🔚 When I moved out of the home in 2020 it became my first long term rental.

Next I'll use this home to:
🔜 Buy more property. I received a home equity line of credit (HELOC) on the property to purchase my next deal. We'll go into more details on what a HELOC is in another post.
