Hey!! Thanks for following me along on this new journey. It’s been a long road with many twists and turns to get to where it is now, but it’s been an awesome ride. I appreciate everyone and your support through it all!

If you got a minute, let me give you a bit of backstory about how this whole real estate journey got started. In 2014, shortly after I had just moved down to LA I was living in Echo Park with my then girlfriend @natiebt . I had just picked up a great waiting job at @graciasmadresocal thanks to our friend @jasoneisner. I was working 8+ hours a day on @coasttocosta then taking the bus to Gracias at night 4 or 5 nights a week for BUSY restaurant shifts.

Exhausted by that gnarly schedule (I still don’t know how I did it!!) and needing a lil break, I took a walk around Echo Park and found myself in a local real estate brokerage. I had a thought that we could buy a duplex, live in one and rent the other.

I signed up for a mailing list with local duplexes for sale. I would pore over them for hours, penciling out mortgage cost minus tenant’s rent and figuring out my plan was pretty solid. The only issue was that @coastocosta was very early stages and we didn’t have 20% for a down payment (which I now know we didn’t need to do...). So daily I would walk to Wells Fargo and deposit my tips from the night before to start off my day. Then plugged away at Coast to Costa for hours then to Gracias at night. Every day for the next year plus. Magically in 2015, Obama opened up travel from the US to Cuba and the business finally started to really ramp up. It was a wild couple of years. The learning curve was sharp and being away from home so often was rough. It was laying us and our account went from saving hundreds from shifts to thousands after trips. We we rolling now!

Never taking our eyes of the “prize”, we kept at it until November of 2017, when we were able to buy our duplex in Highland Park. This picture is the first day we got the keys. Excited, green and with SO MANY LESS gray hairs, we got to work. We had help from family and did a lot ourselves. It was grueling, frustrating, terrifying, almost nervous breakdown inducing but it (continued.. taken in Highland Park by @andrewtyrealty

🤫¡El secreto de comprar una casa y pagar CASI NADA al mes!🤫

Mi esposa y yo compramos un duplex en 2016. La idea era simple, vivimos en un lado, rentamos el otro lado y nuestra hipoteca al mes sería mucho menos.

Eso sí es cierto PERO no sabía que podemos pagar muy poco en taxes y que él valor de la propiedad subió casi el doble.

Todo esto es la clave de empezar en un mercado caro como Los Ángeles.

As an investor, I always view real estate transactions through the lens of an investor.

Currently, I have a buyer who is analyzing a duplex for a potential rental investment.

I got rents from last year, projected rents for 2025 and I ran the numbers, which seemed great.

I took it a step FURTHER, got on a call with my CPA, recorded it and learned about tax benefits of rental properties.

The duplex has been on the market for over 100 days, the sellers are offering credits and we’re using the money to make our mortgage rate 2% less in year one and 1% less in year two all while owning a cash flowing asset.

Today’s market for investors in California is tough. It’s tough but my team is tougher.
