Most buyers walk into the process with so many myths that end up costing them time, money, and unnecessary stress
Let’s clear a few up 👇🏼
#1: Your first mortgage payment isn’t due right away.
Close this month? Your first full payment usually isn’t until about two months later — a nice financial breather most buyers don’t expect.
#2: Paying off a car loan can backfire
It sounds smart, but sometimes it actually hurts your approval or lowers your credit score
#3: Pre-approval ≠ your budget
That number is what the bank says you can borrow, not necessarily what you should spend.
#4: Sellers can offer credits to help buy down your rate or cover closing costs
Yes — it’s a thing, and a good agent (hi 👋🏼) knows how to negotiate it.
#5: Lender credits exist
And yes—they can wipe out a big chunk of closing costs if you know how to structure your loan.

These are the kinds of insider truths I wish more buyers knew from the start — they can totally change how you approach buying your first (or
next) home.

SOLD… again! My beautiful listing has officially sold! I represented my client when they bought this house a week prior to the covid lockdown for 470k. It was also the first home I sold, so it is special to me! So happy for my client & the new buyers! 🏡🗝

Visit @magnolia is officially checked off my bucket list ✔️I absolutely adored the decor & atmosphere! I had the BEST breakfast sandwich & the lemon lavender cupcake was delicious! 🧁😋 I’m already thinking about making another trip 😂 by @annalisatheagent

I stayed in a tiny home last night for the first time & it was awesome! It was so cute & cozy! My favorite part was the spiral staircase that led up to the deck on the roof with the lights. Did I mention the heater above the shower head?! It’s a game changer! I absolutely loved staying in a tiny home & definitely recommend @villastay if you are in the Waco area! Have you ever stayed in a tiny home? 🏡
