THIS is the one that catches a lot of first-time buyers off guard.

Your down payment is not the same thing as your total cash needed to close.

Closing costs can include things like title fees, lender fees, prepaid homeowners insurance, certain taxes or escrow items, and other transaction or loan-related costs.

Your final number can be affected by things like down payment assistance, negotiated seller credits, and your earnest money credit.

So instead of asking only “What’s my monthly payment?”, also ask “How much money will I need between now and closing?” That’s the number I want my buyers to understand, because knowing it ahead of time makes the whole process feel a lot less overwhelming.

Comment CHEATSHEET and I’ll send you my BUYER MONEY CHEAT SHEET, it covers all five of these pieces in one place.

And if you’re buying your first house, you don’t have to figure it out alone. I am happy to chat! taken in Owasso, Oklahoma by @anne.gift

Y’all, can we take a minute to appreciate Giant Subs for making this volleyball mom life a little easier? 🙌🏼

Needed to feed the CCS Varsity Team. I ordered our subs online the night before, showed up when I was ready to pick them up, and they were ready to go! No waiting, just ready for me. And delicious like always. 🥪❤️

If you’re in Owasso and haven’t tried Giant Subs, consider this your reminder to shop local and give them some love!

Good food. Easy ordering. Local people. What’s not to love? 🤍 taken in Giant Subs & Deli by @anne.gift

Let’s clear up one big misconception: you do NOT automatically need 20% down to buy a house.

Your down payment depends on things like your loan type, your lending situation, your qualifications, and potentially whether you qualify for down payment assistance.

This is one of those conversations you should have with your lender BEFORE you start shopping. I don’t want you sitting on the sidelines thinking you need an undetermined amount of money in the bank to buy a house if that’s not actually what your situation requires. And you won’t know your situation until you talk to a lender.

But your down payment is only one piece of the puzzle. Which brings us to the one that tends to surprise people the most: closing costs.

Appraisal ≠ inspection. This is an important one to understand.

Inspection: what’s the condition of the house?
Appraisal: does the property support the purchase price for the lender?

If you’re financing your purchase, your lender will generally require an appraisal, and you may have to pay that fee before it can be ordered. In our area, plan for roughly $600-$700 to start, though the actual cost can vary.

Don’t ignore those emails from your lender during this part of the process.

I know there’s a LOT happening once you’re under contract, but keeping things moving on your end helps keep everyone else on schedule too.

A home inspection isn’t required in Oklahoma, but I would highly recommend one.

Something a lot of first-time buyers don’t realize: there are LOTS of different inspections. Beyond General/EMP, there’s termite or pest, structural, septic, sewer scope, roof, and potentially others depending on the property.

You don’t necessarily need all of them. That’s where your Realtor (Heyhey! That’s me!) can help you understand what might make sense for the specific house you’re buying. It’s your decision, but I’m here to talk and walk through it with you.

There is no perfect house. Even new construction can have issues. BUT the goal is to know what you’re buying so you can make the smart decision that fits where you’re most comfortable.

💜🏐💜🏐💜 Lily’s Senior night 💜🏐💜🏐💜

Six seasons of school ball, one season of Beach 😂 and headed into our six season of club volleyball.

Watching her grow in her skills over the years into the all-around player that she is today has been so fun. But more importantly, seeing who she has grown into on and off the court. She is a leader that cheers her teammates on, encouraging others, challenging herself and them to be better.

So thankful for her past and present coaches for pouring into her. 💜

Anyone that knows Lily knows that she is full of life and exudes joy. We are so proud of her and it was so fun to get to celebrate her. 🏐💜

One of the first questions I get from first-time buyers is:

“Just HOW MUCH money am I actually going to need?”

There are several different pieces to this, and they don’t all happen at the same time:

• Earnest money
• Inspections
• Appraisal
• Down payment
• Closing costs

I’m breaking each one down in this 5-part series so you can understand what you’re actually paying for, and hopefully feel a whole lot less overwhelmed when you get under contract.

Part 1: Earnest money.

So… here she and I are. Sitting down, figuring it out as we go, and laughing through the chaos because what else are we gonna do? 😂

She’s building hers. I’m building mine. We’ll cheer each other on.

Because listen, friend… there’s enough for all of us. And that’s the kind of success I want. 🖤

Jordy Jo Coffee is 3 minutes and 54 seconds from 6993 East 85th Street North. I timed it.

That’s the kind of thing you don’t know until you actually live somewhere.

This one’s in the Crossing. 3 bed, 2.5 bath, 3,216 sqft, with a dedicated office, a formal dining room, and a bricked flex room that’s whatever you want it to be.

$439,900. Comment or DM “showing” and I’ll get you in.

As for me, I think it’s time to get out my fall decorations. Are you to stay home and decorate type or are you the get out and goer? taken in Owasso, Oklahoma by @anne.gift
