I do miss entertaining by the beach. Even if you don’t have a formal yard like the Hill or Tree Section, you can still create a charming outdoor setting with a few simple touches. I found this vintage tablecloth at the Long Beach Flea Market—perfect for dressing up my teak table.

Wicker chargers add that laid-back coastal feel, layered with classic white dishes and blue-and-white salad plates. The vintage water glasses (a thrift store find!) bring warmth, while my Ralph Lauren glasses elevate the look just enough. I love mixing high and low—it gives the table soul.

This Italian planter from HomeGoods filled with lavender felt just right for a relaxed garden vibe. As the sun goes down, light a few candles, pour the wine, and serve up something fresh and easy—think grilled chicken, peach & heirloom tomato salad, and asparagus from the farmer’s market.

The perfect spring sunset dinner doesn’t have to be fancy—just thoughtful, inviting, and shared with people you love.

In honor of 124 8th Street where we lived for 17 years - this sweet house is being torn down in 2 weeks! I'm going to dedicate my instagram to 17 years of memories over the next two weeks from gatherings, to sunsets, to the house we could no longer afford! Come follow this sweet home and see why I loved it so much. Yes, I'm a real estate agent that loves all homes and I get why people like new construction but I'm an East Coast girl at heart that appreciates a home with character, rich history and good bones. I will never understand how people tear down and re-build (I get bigger is better).

However, the memories of this house will be apart of me for a lifetime and are forever burned into my soul. So, I pause knowing the situation is out my control (renters don't get attached buy anything) but as it's still standing I will honor it!

This house had been a party house for years and a rental since the 60's - always a frat house until moved in and brought it back to life. We tried to buy it but they weren't selling until the owner passed away and we got out priced.

But sweet 124 8th Street...I loved you and all my neighbors over the years. This is where I met Quinn and Jeff (even though Quinn and I could never remember each others names lol but good with faces), Kevin and Susan who were glad we weren't throwing kegs off the roof, all the boys & their parties who drove me nuts in all three houses how you drove me crazy but now you are all grown up, Little Tom who since passed, Palma and Norm who came after Kevin and Susan, Andy Dandy in the back, Alex and Catt, Richard and Fred, Niece and Richard, David & Gale and the list goes on...We truly did have the best of times some & crazy times (party neighbors you know who you are) but overall our neighborhood was special. I lived here longer than any childhood home and it really was for all its ups and downs truly HOME!

Nothing like a front porch. This was my favorite place to sit every morning with my cup of coffee, watching the hummingbirds and listening to the ocean. I'd wind down here in the evening with a glass of wine and watch the sunset, chat with neighbors or people passing by. I loved when people would pop in and say hello 👋. It was filled with all my estate sale finds mixed with things over the years I picked up here or there. So cozy!

Thanks to the Weeds set designers for leaving us with the rattan window blinds and shutters.

🍂 October at Home | South Bay

Fall decorating doesn’t have to mean orange...give me blue-and-white pumpkins, beautiful greenery, and a little candlelight!

Beyond the pretty touches, it’s a good time to give your home a seasonal refresh:

• Clear gutters and outdoor drains before rainy weather.
• Check windows and doors for worn seals or drafts.
• Replace your HVAC filter and schedule heating maintenance.
• Check outdoor lighting as evenings get darker earlier.
• Clean and cover patio furniture when it’s not in use.

Then add a cozy throw, refresh your entry, and get ready for a little fall entertaining. Small details make a home feel cared for in every season. 🏡

If the South Bay were a K-drama… which show would your city be? 🌊🎬

I have been absolutely obsessed with K-dramas over the last few years. I’ve watched more than 120, and I barely watch American TV anymore because I love them so much!

Everyone knows I’ve always been a sucker for Hallmark, but I finally needed a change and K-dramas became my new obsession. The romance, the scenery, the fashion, the unexpected twists… “just one more episode” is never just one more. 😂

So naturally, I started thinking: if our South Bay cities were K-dramas, which shows would they be? Here’s my casting:

✨ MANHATTAN BEACH — King the Land
Polished coastal luxury, ambitious energy, and beautiful people falling in love. Picture an ocean-view dinner followed by a romantic walk on the Strand.

🌿 EL SEGUNDO — Our Beloved Summer
Nostalgic hometown charm, familiar faces, and a second-chance romance. The kind of place where you could bump into your first love while grabbing coffee.

🏄 HERMOSA BEACH — Lovestruck in the City
Surfboards, carefree afternoons, and spontaneous nights. A beach romance that starts as “just a summer thing”… until someone catches feelings.

⚓ REDONDO BEACH — Hometown Cha-Cha-Cha
Ocean breezes, neighborhood characters, and a strong sense of community. Come for the waterfront, stay for the people—and maybe fall in love along the way.

🏡 PALOS VERDES ESTATES — Queen of Tears
Grand homes, elegant gardens, and sweeping romance. A picture-perfect setting for a story that reminds us even the most beautiful life has its complications.

🌅 RANCHO PALOS VERDES — Encounter
Dramatic cliffs, breathtaking sunsets, and an elegant escape. One unexpected meeting on an ocean-view terrace could change the entire story.

📚 ROLLING HILLS ESTATES — Romance Is a Bonus Book
Quiet sophistication, leafy lanes, and a slower kind of romance. A reminder that sometimes your most beautiful chapter is still ahead.

Swipe to find your city ➡️

SWIPE LEFT: Marketplace Monday | The LA Edit

Every Monday, I scroll Facebook Marketplace so you don’t have to, searching the Los Angeles listings for pieces that catch my eye and then showing you how I would style them and give them a fresh perspective.

Because a beautiful home doesn’t have to be filled with expensive things. Whether you’re a renter who doesn’t want to invest in a piece that may not work in your next home, a first-time homeowner decorating on a budget, or you live in a $5 million home and simply love a great bargain or an unexpected eclectic find, Marketplace can be a treasure hunt.

Sometimes it’s not about what a piece looks like when you find it...it’s about seeing what it could be.

All of this week’s finds are currently on the Los Angeles Marketplace. Tell me which one is your favorite—and if you’d like me to hunt through Marketplace in your city for a future Monday, tell me where I should go next.

Found pieces. Fresh perspective. Beautiful homes at every budget.

I'm considering sending this out every Monday via email let me know if this is something you would be interested in with links. Comment Email so I know if you are interested.

#manhattanbeach, #facebookmarketplace #southbay #realestate #hermosabeach

I saw this piece and immediately thought how beautiful it would be in a more feminine space—or especially in a girl’s bedroom. The shape is so interesting and gives it so much personality. Sometimes it just takes a little vision swipe to see how I styled it.

I love using a piece like this above the bed. The ornate frame and floral artwork become the focal point of the entire room and add character that you just don’t get from something mass-produced.

And here’s another idea: if you don’t have a headboard, let the art do the work. Hang a statement piece like this a little lower over the bed, layer in beautiful linen bedding and pillows, and suddenly the artwork almost acts as the headboard itself.

I pulled the soft pinks from the painting into the bedding, kept everything else light and neutral, and added a little blue and white to keep it fresh rather than overly feminine.

This is exactly why I love Marketplace sometimes you taken in Manhattan Beach, California by @annshumbo

SWIPE LEFT: Marketplace Monday: Do you see what I see?

Every week, I’ll share pieces I’ve spotted on Facebook Marketplace and show you how I imagine them styled at home. Sometimes all it takes is seeing a piece in a room to recognize its possibilities.

Maybe you’re renting and want a home that feels collected without the price tag of buying everything new. Maybe you’ve just bought a house and are looking for stylish, vintage pieces on a friendly budget. Or maybe you have a beautiful home and simply love the character and value of a great find.

A piece with a past can belong in any of those spaces.

Swipe to see the find, then the possibilities. Which piece would you bring home?

Fabulous Empire Secretary see how we style this gorgeous piece in the next photo 👉

#designonadime

I love a piece that looks formal at first glance but feels right at home in a relaxed coastal space.

I’d keep this cabinet’s rich wood finish and fill it with green cabbage leaf plates, blue and white china, a tureen, and a touch of coral. Then I’d pair it with a rustic farm table, white linen chairs, and wicker end chairs.

That mix of formal and casual is what makes California coastal style feel collected and personal. Do you see what I see?

#stylingideaa #manhattanbeach

Who doesn't love a still life - see how I incorporated it into a California home. 👉

I love taking a traditional still-life painting and putting it somewhere unexpected like this relaxed California coastal kitchen.

Against the marble, warm wood, and simple pottery, the painting brings in color, history, and a little personality. It doesn’t need to match the room perfectly. That’s the part I love. The mix makes the space feel collected, eclectic, and lived in.

Would you hang a vintage painting in your kitchen? I love when things aren't matchy matchy straight out of a catalog.

Swooning over this amazing coffee table - this is a timeless piece when properly placed stands the test of time. See how I styled it 👉

A little Hollywood Regency, a little brass, and one fabulous gilded lily. I love how this vintage table brin taken in Manhattan Beach, California by @annshumbo

I’ve lived in Los Angeles for more than 30 years, and I still find new reasons to love this city. ☀️

While everyone else is pulling out sweaters and talking about fall leaves, fall in L.A. looks a little different… sunset dinners outside, beach days without the summer crowds, new restaurants, outdoor concerts, art, long lunches and those September evenings that remind you why we live here.

So I’m starting something new:

☀️ EVERY DAY IN L.A. IS SUNNY! 😎
My Fall Guide to Los Angeles

🍸 DINE: Where I’m eating and what’s new.
🌴 DO: Things worth getting out of the bubble for!
📍 EXPLORE: Neighborhoods and places we sometimes forget are right in our backyard.
🎟️ DON’T MISS: Events actually worth putting on your calendar.

And because I’ve been here long enough to know there are two very different L.A.s, I’ll also share what I’d recommend as a local versus where I’d take someone visiting Los Angeles for the first time.

First up: Fall in L.A.

Because 72°, a glass of wine outside and a California sunset count as fall too. 😉

Save this one & tell me: what is one L.A. restaurant, event or experience that HAS to make my fall list?
