Hey everyone!

So we’ve been talking for several months about how mortgage rates have been falling to their lowest level in more than a year while home prices have been rising 5% nationwide year over year. That has a lot of borrowers asking me, “Anthony, should I wait to buy a home until rates come down?“

The logic is essentially this: By waiting to buy a home… mortgage rates can continue to fall so that when I purchase, I will have a lower mortgage payment. Let’s see how that math pencils out.

Person A buys a $400,000 home today. Average interest rate on a 30 year fixed is 6.5%. That equals a monthly payment of $2528.

Person B waits one year to buy. Since home values are rising, they will have to pay 5% more for that same $400,000 home next year. At a $420,000 purchase price, they might get a lower interest rate. Some forecasts are around 5.5%. That would equal a monthly payment of $2384.

We can see clearly that Person A will indeed need to pay $144 more per month than Person B because the interest rate will make the payment higher today. However Person A also gains $20,000 in value because they bought the home today instead of waiting 12 months.

So if we give Person A $20,000 in additional wealth for buying now and then subtract the $1700 that they pay for buying taking the higher interest rate today… Person A still comes out over $18,000 ahead of person B.

And here’s the kicker… I will be able to refinance person A next summer when rates do come down. And even after we subtract the closing costs that will be needed for that refinance loan… Still $10,000 ahead by buying sooner rather than later.

This exercise clearly assumes that you reside in a market that is forecast to see 5% growth in home values. Some markets are forecast to have more growth and some less. Therefore, the analysis on whether it is a good idea to buy now or wait is on the growth forecast in your particular market as well as how long you would potentially wait to make the ultimate purchase.

I’d be happy to run the numbers for you. Give me a call or click the link in my bio. taken in Supreme Lending-Dallas by @anthony.ditoma

Who told you that you needed to save $10,000 - $20,000 for a down payment on a home. If THAT is your biggest concern, we have the solution.

Several states have Down Payment Assistance programs that you can take advantage of. These programs give you money at closing to be used towards your down payment and closing costs. This particular client of mine got into a $255,000 home…with no money down.

These programs vary from state to state, so give me a call and we can talk through your particular situation and see what programs might be available to you.

I’m calling a timeout because I’ve got to brag on my referral partners for a minute.

My job as a lender gives me a front row seat to the hectic and chaotic lives that some of the most successful realtors lead. The late nights, long drives across town and giving up your weekends & holidays to be there when your client needs you.

Lupe Jimenez makes it look easy. And just as I was having my morning coffee today….I came across her amazing article in Real Producers magazine.

I’ve worked with Lupe, her husband, Mario, and their three kids, Malazzia, Marazzia and MJ for a while now. Their team truly embodies the principles of faith, family, and business.

They’re one of the hardest working real estate teams I’ve ever met and I’m proud to call them friends.

Congratulations Lupe! It is so well deserved.

📈 Mortgage rates are higher than most of us want them to be. And yes, that translates to higher payments for the home we want to buy.

❌ But putting off your new home purchase in hopes that rates will drop is likely not the best financial decision.

🔴 This time last year mortgage rates were around 6.50% with forecasters telling us they would be moving lower.

🔴 Many clients that i spoke to said they preferred to wait to buy a home until rates came down a bit further.

Today mortgage rates remain at approximately 6.50%.

But home 🏡 prices have increased between 2% - 4% during that time.

💵 This means a $400,000 home last year is costing $408,000 - $416,000 today. So the same house would cost that buyer more money with no reduction in the interest rate.

✅ The sooner you buy the home, the more that growth in value ends up in your bank account.

One of the most common concerns I hear from would-be home buyers is “I’m worried that home values are going to drop.”

🎯 And the truth is that almost never happens.

So…while it’s always important to always be aware of any potential risks when making a purchase…we should let the data inform our decisions.

✅ Since 1975 nationwide home values have fallen on just 3 occasions.

🔴 In 1991 during the savings & loan scandal.

🔴 In 2022 after the overheated market of the pandemic.

🔴 And from 2007 to 2011 during the housing crisis.

✅ Every other year for the last half century home values either stayed flat, or increased in value.

✅ Real estate continues to be one of the safest financial investments that a you can make.

✅ Not only that…but it ends up becoming one of the greatest contributors to Americans in their retirement.

☎️ Even if you’re not looking to buy right away…let’s set up a discovery call to analyze how homeownership could be part of your family’s future financial security.

📈 Housing market update 8/13/25‼️

🚨 Mortgage rates have dropped 0.50% over the last few months.

📉 The average 30 year fixed rate was at 7.00% at the end of May. Then it dropped to 6.75% at the beginning of July. As of today, it sits right around 6.50%.

✅ We’ve been at this level several times over the past couple of years… only to have rates reverse course and move upward.

✅ The market is forecasting 100% odds that the Federal Reserve cut the fed funds rate when they meet in September.

✅ I’m advising all of our previous clients who might be considering a home purchase or refinance to have a plan in place so they are ready to move forward at a moment’s notice.

✅ Be sure to schedule a discovery call with me so you have an action plan in place once you’re ready to pull the trigger.

📈 Housing market update 7/3/25‼️

✅ The last several weeks have been pretty good for mortgage rates. As we discussed… Rates spiked at the beginning of April with the rollout of the new tariffs.

✅ The market was gripped with fears of rising prices as a result of those tariffs.

✅ But new data that has been received over the last several weeks does not show a significant jump in inflation so far.

✅ As a result… Mortgage rates have dropped from around 7.00% down to about 6.75%.

🏡 Housing inventory continues to climb.

🏡 With more houses competing for buyers attention… There has been an increasing number of price reductions on those homes.

💵 This has given the negotiating power back to home buyers. So anyone looking to buy a home today has leverage to talk that seller down on the sales price… Or to contribute towards their closing costs.
