Two days. $10,000 over asking.

When my clients called and told me they wanted to sell their family home, my first question was, “Are you sure?”

I’m close to this family. I knew what this home meant to them, who had lived there, the life that had unfolded inside those walls and the countless memories tied to every room.

This wasn’t just a property.

It was a home that truly felt like home every time you walked through the door. Birthdays, holidays, Sunday mornings watching football and evenings in the yard under the stars.

A decision this meaningful deserved more than a quick judgment call, so I encouraged them to take the time to really think about it.

A week later, they called me back.

Almost everything in a real estate transaction is negotiable - not just the price.

Before you agree to spend more than necessary, talk to your agent about the terms.

Price gets the attention, but strong terms can win the deal. Sellers want a serious buyer who communicates, performs and actually closes - not someone who opens escrow and creates headaches.

Congrats to my sweet clients!

One of my favorite properties in Orange County.

1731 La Loma Dr is a gem in the hills of Tustin. Total privacy, no noise except for the birds in the trees, and a massive home built to entertain.

I could hang out on that upper deck all day just staring at the view and sipping a coffee.
