I’ve owned over 400 rental units. 🏢

If I had to start over, I’d focus on buying ONE apartment building that could eventually pay me $30,000/month.

That’s $360,000 a year. Here’s the strategy. 👇

1️⃣ BUY THE RIGHT BUILDING

Find an apartment building where rental income covers expenses, mortgage payments and reserves, while generating positive cash flow.

2️⃣ USE DEBT INTELLIGENTLY

You don’t need to buy the building in cash. With responsible financing, tenants’ rent helps pay down your mortgage while you build equity.

3️⃣ FORCE APPRECIATION 📈

This is where multifamily gets powerful.

Larger apartment buildings are often valued based on Net Operating Income (NOI).

Increase sustainable rents, reduce expenses and improve operations.

Here’s the math:

Increase annual NOI by $50,000.

At a 5% cap rate, that’s potentially $1 MILLION in additional property value.

Same building. Better performance.

Unlike residential houses, multifamily gives you opportunities to influence value through income, although market conditions still matter.

4️⃣ REFINANCE & REPEAT 🔄

As your building’s value increases and debt decreases, you may be able to refinance, access equity and use that capital toward another acquisition.

But remember, refinancing increases debt. Your building must still support the payments.

5️⃣ BUILD FINANCIAL FREEDOM 💰

Imagine eventually owning a mortgage-free building collecting $40,000/month.

After $10,000 in operating costs and reserves, that’s potentially $30,000/month before taxes.

That’s the long-term goal, not a guarantee.

Multifamily investing changed my understanding of wealth.

The goal isn’t owning the most properties.

It’s owning assets that can eventually buy back your TIME.

IS THIS WINDSOR’S BEST PIZZA?! 🍕👀🔥

Windsor’s been buzzing about this pizza spot, so you KNOW I had to see what all the hype was about! 🤯

📍 Professor Zaaa’s | Windsor, Ontario 🇨🇦

Fun fact: Pizza is easily one of my TOP 3 favourite foods. Honestly, other than real estate, there aren’t many things I love more. 😂🏡🍕

Here’s how it went… 👇

🧄 THE GARLIC KNOTS: HOLY. 🤯 These might genuinely be some of the BEST garlic knots I’ve ever had. Soft, flavourful, and paired with that creamy garlic dip?! ABSOLUTELY UNREAL. 🤤🔥 If you go, DO NOT skip these!

🍕 THE PIZZA: Ordered an EXTRA LARGE and they let me split it into TWO specialty flavours. Huge W because I wanted to try both!

🌶️🍯 HOT HONEY JALAPEÑO: Sweet, spicy, savoury… this combination just WORKS. The flavours were incredible!

🍅 THE SAUCE-ON-TOP PIZZA: I was skeptical at first. Marinara ON TOP of the pizza?! But after that first bite… I understood the assignment. 😂🔥 That thick, crispy crust with the fresh ingredients and bold flavours was something special.

🥫 THE CREAMY GARLIC DIP: I could honestly put this stuff on EVERYTHING. 🤤

And the PORTIONS?! That XL pizza was no joke. Had enough leftovers for another meal! 😂🍕

🏆 DR. SOLD’S VERDICT: Fresh ingredients, bold flavours, generous portions, and some seriously delicious pizza. But those garlic knots? They STOLE THE SHOW.

I’M SOLD! 🍕🔥💰

POV: you finally hit $100K and immediately start spending like you’ve made it.

New car.
Nicer place.
$200 dinners.
Random $400 purchases because “I work hard.”
Three trips somehow already booked.

Congrats.

You just unlocked the premium version of being broke. 👏

This is where a lot of high earners get caught.

Income goes 📈
Lifestyle goes 📈
Monthly expenses go 📈

But your actual wealth?

Basically the same.

Making more money only changes the game if you learn how to keep and own more of what you earn.

If my income jumped tomorrow, I’d focus on:

1. Building liquidity.
2. Getting rid of expensive debt.
3. Buying assets I actually understand.
4. Reinvesting instead of immediately upgrading everything.
5. THEN increasing the lifestyle.

And trust me, I like nice shit. 🤌

I’m not telling you to make $200K and live off ramen.

I’m saying don’t let every raise become another payment.

Because there are two completely different versions of:

“I can afford it.”

“My paycheque can afford it.”

vs.

“My wealth can afford it.”

The second one is the goal.

Don’t just level up your lifestyle.
Level up what you own.💰

Maybe we should all be a little delusional.

In my early 20s, I had ideas about my life that probably sounded unrealistic to most people.

Somewhere along the way, those ideas became reality.

400+ doors. 100+ properties. Over $1B in real estate sold. Hundreds of families helped on their own journey toward financial freedom.

But the biggest thing I learned wasn’t how to buy real estate or make money.

It was how powerful an unreasonable belief in yourself can become when you give it enough time, discipline and repetition.

Every property started as a thought.
Every investment started as a risk.
Every business started before I knew exactly what I was doing.

And almost every meaningful level I’ve reached required me to believe I belonged there before there was any evidence that I did.

Now I’m in my 30s, and strangely enough, I feel like I’m just getting started.

So maybe “delusional” isn’t believing you can build an extraordinary life.

Maybe the real delusion is believing you can’t.

A decade of betting on myself.
